I wish people wouldn't slem entire communities without knowing what someones goals were. Depending on the situation Mountain Lodge can be a very good decision for you. Have you driven through there yet? If not, take a drive up and drive around...maybe even find a Realtor to show you a few houses. I have personally sold about 5-6 houses in there and have 2 deals currently going on in Mountain Lodge. It is just the rep that it has been given. If you need directions or have any questions, don't hesitate to ask.

Hello Joeymarine,
thanks for the notes on Mountain Lodge. I am looking in a couple of places in Upstate NY on the internet from my clammy base in Florida right now. At my earliest opportunity I want to drive up and see the areas I'm looking at, one is the foothills of the Adirondacks, Salisbury NY, but on my way up from NYC I want to drive through the ML area and see what all the fuss is about. This might eliminate it from my search or keep it in, but it's very hard to get a full picture from this distance One thing that did concern me though was resale and appreciation. I am not beyond trying something for a couple of years so long as resale is a possibility and even modest appreciation is taking place - this applies to every place but especially to the "special circumstance" (only partial year occupancy) market like that for Mountain Lodge . If I could be reassured about that I'd feel a lot better about continuing my search. Incidentally, I did contact a realtor up there and she was not encouraging about ML.

Havent checked these boards in a while, just seeing the new replies. I did some looking in Mt Lodge, looked at a few places with my agent. I was very disappointed. The price is right, I can buy cash. But you get what you pay for. I dont know how to describe it other than to say the place is very clostaphpobic. The gravel roads are very smalll, narrow and uncomfortable. I live in the Bronx, when you think upstate, you think wide open spaces, farms, rolling hills. This place does not have that.
I looked at a place with 1 acre of land, but its on a very steep hill, the land is basicaly unusable, whats the point. Right now I'm looking down near goshen, florida.

Mountain Lodge has appreciated decently over the last couple of years. Some of the homes in ML are Year Round, while some still remain as seasonal homes due to lot size restrictions on well/septic spacing. Like I said, I do a considerable amount of business in there and it's not as bad as people make it out to be. The residents are hard working people, it's actually the seasonal ones that are normally the worst because when you aren't there, you really don't care whether or not your lawn is a mess.

You will find Realtor's that will talk bad about an area like that and try and sway you towards something a little more expensive (while unethical and illegal) because they want to try and make more money.

Plan on getting or having a 4x4 if you live toward the top of the mountain. The roads are NOT maintained for the most part even though there is a maintenance agreement on them. It may not look bad in the summer but it will in the winter road wise.

Strange...have you ever seen a mini cooper? Because that's what I drove for 2 winters on and off the mountian in snow storms and had no problem what-so-ever. We must be driving up a different part of the mountain then right?

The roads are a little rough...but you need to expect something like that in that price range....you will definitely not get the Taj Majal or anything remotely like it for that price range.

My realtor definitly did not steer me away from ML. I told her what i was looking for and she set up appointment with every avail home in the area, After seeing the first few homes, I'm the one that bailed on the idea. Actualy I think ML is a nice place for summer getaway,

I see you have already received warnings about Mountain Lodge Park and have taken them seriously. The only news I read about that area is negative.

Yes, I would say stay away from Mtn. Lodge. We looked there as it was in our price range and hated it. It is very far from the highway (10 mins or so) and really just a converted summer village from long ago. Very small houses right on top of each other, steep narrow streets that are not part of the town so they do not get plowed or salted in the winter- residents have to pay for that themselves. I would look more to the village of monroe, harriman, and maybe even the villages of chester or florida. These areas tend to be relatively inexpensive and pretty close to 17.
