Default Have to move out of Yorktown to somewhere North??

Hi Everyone, I'm new to the fourm..I just stumbled upon it as I was searching for some Info. I need to move out of Yorktown Heights where I have lived all my life as my husbands job is moving to Kingston NY. We love Yorktown and would never leave it but dont' have much choice as the drive would be too far from him. We don't want to move too much further up north though since all our family is here and we just had a baby.

What areas are nice in Putnam County? We looked at Lake Carmel but don't know anything about the school district there. Is it any good? We can only spend around $400K or less for a house so hard to find something decent. Any info appreciated!

The other area we were considering was beekman, we were looking at Dalton Farms. If anyone has any info on that community would be interested in that too!

live right near dalton farms...in general the area is very nice....commute to kington would take about 50 minutes....I would try and live closer to the route nine area.. in fact try and live near the kingston rhinecliff bridge....would try rhinebeck....you can cross the bridge for towns into kingston and stay on the nicer part of rhinebeck......

400k is tough though...We "almost" bought the model home condo in dalton farms 10 years ago..it was the only development in town...when the condo was going for 170k...now the condos go for close to the 400 mark...The cheapest home that I have seen in dalton is about 500..and thats the smallest model...again though....you never know in this market. Taxes are high..you are from yorktown so you know that....last i heard was 13k...schools are arlington...no brainer that thats the district you want to be in.

But its not really close to kingston..you will have much better choices if you try and move farther north.

I can tell you about Dalton Farms to a certain degree. I drive the elementary school bus run out of there. There are tons of kids and the families all seem to get along pretty well-there are tons of playdates on my bus! The area is well kept, the landscapers have been busy all around the place in the last few weeks. From what I hear, the pool opens next weekend.

I have friends too that board their horses at the stable and they've been there for a while and like the facilities. We'd looked at the neighborhood back when it first went up, but at the time we couldn't afford a home up there at the time. But we liked the location-the new Stop & Shop is just down the road, there's a Dunkin Donuts down at the intersection of 55 and Beekman Rd. It's really not to far out-takes about 10 min to get to Hopewell Junction and your right off Beekman to jump on the Taconic to go north for Kingston and south to head to Yorktown.

Here's link for the Dutchess County MLS-http://www.homeseekers.com/Scripts/list.asp Scroll down to area and then type in the neighborhood-Dalton Farms. There were 7 listings in there for homes. Two were just under $400,000. There seems to be a good mix of colonials, cape style homes and one story homes along with the townhouses.

Beekman Elementary school is a good school. There's more sense of community at it than some of the others-they've got a good PTA that plans many different things for the kids. The younger kids just got a new playground this fall.

Ditto to camping mom....above all the area (and I am biased because I live like 3 minutes from the rec center and in the arlington school district)....it has awesome test scores....check out greatschools.net or schoolmatters.com

But I was just worried on how your commute to kingston would be..I went for a job interview there and took route 55, over the mid-hudson bridge(near poughkeepsie) and up I think it was 9d?..and it did take me 45 minutes mid afternoon as that is when my interview time was....I didnt take the job because of it. But if that doesnt bother you..You cannot go wrong with arlington schools....and dalton fars has about oh, 300 single family homes, and also 170 condos..so its one of the hugest developments around..and yes.... people take their manicured lawns seriously...all in all an good choice.

There is also expansions happening at stop and shop and new strip type of center being built near it....but again ,I am biased and have lived her for some time :-)

Sagamore is also another smaller but nice development, victoria estates, Donnybrook, and also northchester woods...but again. Not as huge or as "soccer mom" LOL or desperate housewivish(SP?) has dalton!

Carmel is known too have the worst schools in putnam . The highest school taxes . The highest property taxes . Lake carmel does not have such a good reputation . Lake carmel is known too have alot of gutter kids , Although lake carmel does not have major crime or street gangs like nyc does , Most of the kids have major attitudes and center their lives around drinking , drugs and driving their cars and quads wild , fighting - destruction of property ect . 2nd the taconic goes between dutchess and too york town too get between lake carmel and yorktown you would have to go through mahopac and down 6 through all that bs. It would be better too just stay on the taconic and try lower dutchess . Dutchess has better taxes too! I would defiantly check out east fish kill , Beekman ,Hope well junction , Union vale ,La Grange ,Hill side lake area . Whaley lake


-IF you really want too stay close i guess you could always buy a house in secor mahopac . But everyone from secor is made fun of in mahopac because they come from secor . It is dumb . But its not good for kids .


-In putnam for 400 thousand the best areas would be nelson ville ,north brewster , peach lake . Peach lake although out of the way has a charming rural culture it is very close too danbury and shopping as well as 84 And has north salem schools which makes gives it a good school edge .

I would defiantly stay away from lake peekskill , secor , lake carmel , putnam lake , and the village of brewster .

As far as dutchess goes , I would stay away from poughkeepsie , wapinger falls down town area, beacon and dover . You would be unhappy in any of these places coming from york town .
