Default Sullivan County

I Work In New York 3 Days On 3 Days Off. I Would Like To Move My Family From Staten Island To Sullivan County. I Don't Have To Commute Every Day. Just Once In And Once Back. I Will Stay Somewhere In Brooklyn (my Parents House) On The Days I Work. I Know The Taxes Are High Because Of The Sparse Population. I Was Looking At Liberty, New York. I Don't Want To Go To Monticello. Any Suggestions? My Kids Are 6 And 4 And Schools Are Important. Does The High Tax Rate Mean Better Schools? Nothing Too Small And Nothing Too Large.

Sullivan County is an up and coming area. You can get a lot of house for your money. The commute to the city, depending on how far in to Sullivan you go, can range from an hour and a half to well over 3 hours. Liberty is exit 100 off Route 17, aka the Quickway. It is close to 2 hours to the city. Bethel is closer and has lots of new construction homes with nice sized lots. There are more things to do in that area, such as the Performing Arts Center, golfing, fishing, state parks and local amenities. The casino just got approved for that area, which means property values should rise in the near future. It may be a great investment.

Have you ever been exposed to a large Hesedic population? If you are OK with that ,yea, Liberty is a good choice. You can find a great deal on a house there for sure!

There are better places or counties to choose from..its really really boonies up there....going to get anything from a store is a nightmare...honestly if you are willing to make that kind of commute..you are better off in ulster (next door county)..Maybe in Marlboro with is right off the 84 interstate..schools are good, its not "too boonies" and you have access to orange county south of you and dutchess county over the bridge...and no higher taxes dont neccessarily mean better schools..it may be due to lack of revenue generation from businesses..they have to get the money from somewhere...

As far as up and comming...ughhh sure....maybe 10 years from now..there are more places where people are concentrating on..ulster/orange/ northern dutchess. BTW good choice on not monticello..with the new casinos that are comming to sullivan county..people are not too happy with the crowd that that will bring in.

Sullivan actually does have a lot going on...for instance, The Bethel Woods Performing Arts Center opening in June 2006, which was a hit-this year more shows on the ballet, and the opening of the Woodstock Museum. Several art studeos opening up. The Bethel area is also home to one of the Hudson Valley's most exclusive subdivisions Chapin Estates. A brand new community in Rock Hill on the way.

You are correct, people in Sullivan County area against the casino, but the Casino means more people coming to the area, which means more jobs, which means more money, which means more amenities. 10 years is a little drastic.

I don't like Liberty. There's just something seedy about the whole place. Yes, you can find a house a little cheaper that is just as nice as what you'll find in some of the neighboring towns, but at the end of the day, it will still be in Liberty. Just IMHO.

Go spend some time up there and see what you like. Maybe you can do a summer rental? I think Jeffersonville, Narrowsburg, Calicoon, and Bethel are all nice. You can still get a decent place for around $200K, and something really nice for $400K. The summers are a lot of fun on the Delaware River and at the lakes, and in the winter there's skiing, ice skating, and snow mobiling.

And the towns I mentioned are not near Racino. I think the only town that would be adversely affected would be Monticello itself, and that's debatable. I really don't think a casino is going to bring in a different type of crowd than the racetrack would - just lots of blue-haired grannies coming in on the bus, smoking their ciggies and feeding their social security checks the slots machines...
