May be Relocating to Upstate NY....Please help need info!!! (Newburgh: condo, co-ops)

Hi,
I'm hoping someone will be able to help me find some information on small towns in Upstate NY. My family and I are looking to relocate to a small town, that is family friendly with low taxes and good schools (maybe Suffern??). I know I am asking for a lot but we are looking for a home that is around $100k with a reasonable commute (2hr or less) to NYC. Many people may think this may be impossible but I am staying positive . We are also looking at NE PA, mainly Milford, but are keeping our options open.

I live in a small town north of NYC where many people commute to the city andlive in my town. Suffern is about 40 minutes south of me. In order to find a home around $100 you will have to live in a village in central or western NY. We are selling our home now for $240000 and it went to the firt people who walked in the door because there are no decent homes for less than this in this area. And further south, closer to the city, forget about it. NE PA you might have better luck, but still, you will not find anything that does not need major fixing up or is in a poor area of town for that little money. Sorry to be so pessimistic, but I am just trying to let you know how it is here.

We are moving upstate so tah we can afford a big house with land, but we are still having to spend close to $200k for that.

You can find a small condo for just over 100K in New Windsor...There are a couple of Co-ops in that range in the Orange/Rockland area, but the Maintenance fees are about 500-600/Month which kinda bring the cost up pretty high. Other than that, for that price range you are looking at a dump in the City of Newburgh or Middletown. I saw a house in the Town of Newburgh just the other day that needed to be completely renovated
and is right off 9W for $89,000 in a decent school district (Marlborough)...but like I said...needed to be completely gutted.
