Default Annexing -

I just read a post in the other sub area re Cary annexing in Cary, what does this mean, you pay cary, apex and wake taxes?

I know there are also some area in Char that are annexted - can they annex you any time?

Many listings note no city taxes but if you are annexed it, (one reason many are moving to outer areas) is there a triple whammy (In char you pay char city, meck county and town you are in?)

I hope I am making myself clear on what I want to know.

The tax structure seems so confusing sometimes

Anyone have any further info on this?

Drive around the rural areas of sw wake county (the few that are left), and you will still see all of the "stop cary" signs nailed to people's front porches, mailboxes, businesses, etc.

Annexing means a municipality (city, town, village) takes in some previously unincorporated county land into the city limits.
So in addition to county taxes (which everyone in NC pays), you would then start paying the city/town taxes too....and getting city services (garbage, sewer, water, street maintenance, etc).
So yes, it usually is futile for people to purposely buy into a subdivision that's outside of city limits because it's just a matter of time before the nearest city annexes it.

On a related note, Cary annexes land like a cancer takes in healthy cells!

Yep, if one lives outside the city limits, you are NOT a resident of that city until the city limits is moved by annexation.

I'm confused as to why you're asking this question in this forum, when the Raleigh metro area ( Raleigh/ Durham, Chapel Hill/ Cary / other areas thereof has a new sub forum. What was the point of the poll, the votes and the work that was required to set it up and move threads there, if people ( especially those who know it is there) continue to ask questions about Cary here? Why not ask a question that arose about annexing Cary in that sub forum--- the same place that it was seen?

There has always seemed to be confusion on taxes in NC...as reported, if you are in the city limits you will pay city and county taxes.
I recently read an article in our local paper about a Florida resident that had moved to NC and the tax shock she had received. She listed sales tax (food, OTC med), real estate (difference in "exemptions"), the ever questioned auto tax (property tax, tags, inspection) and then the state income tax which FL doesn't have. She expressed this thought: "something is wrong here and money is being spent unwisely." She went on to cite such things as toll roads in the future, ferries paid for by taxpayers to take children to school with only one or two children using them, blocking streets/roads for downtown development and then reopening them.
This was in the Clayton News-Star last week. I was surprised that someone would move here without knowing more about our tax situation. I have to agree with her thought "....money is being spent unwisely."

Yep, there's nothing special about North Carolina when it comes to state and local taxation. I have no idea why so many out-of-staters think this is a low tax state. Out of the 50 states, NC ranks in the middle. Not good or bad.

I had no problem with your post Weis02. I think it was more of a generic question and more people will probably see it here than in the new forum. It seems to be something people have wondered about for quite some time and any way you can clear up questions/confusion is good. That is one of the main purposes here.
