I'll be honest--I have often wondered why there has to be a reason...but there is. It only took us 2 weeks to find our home here in NC. The price was much better then we had ever thought it would be. Had we sold our home earlier this house probably would not have been on the market yet. It seemed that everything fell into place, and I do mean everything. Including all that goes into a move like this--like it was ment to be that way. So hold on....it will all happen at the right time for you too!!

Anybody taking a loss on their homes, i.e. selling for less than the amount for which it was originally purchased?

Coop,
We listed in May and have dropped down 20k from the original price.
We are in a unique position. Our neighorhood is changing rapidly and drastically so now we are pressing.

I don't think we will have to take a loss on the house. We have already come down $50,000. but it is still a profit to us. We bought before prices jumped and did not over buy. We always try to live within our means.
We have discussed our price with our realtor and several other realtors in the area. They all tell us we are not overpriced for our area and for a home on the water. It is just that NO ONE is buying. I would gladly come down another $25,000 to sell the house quickly. We are, however, the lowest price in our neighborhood for a home of our quality. I just need the right person to walk through the door and fall in love.

VB, good luck. We are in the same boat. We are trying to sell our home in FL, too, in PSL to be exact. It's been on the market since April 6th and have also come down significantly from our original asking price, total 40K. We had a verbal offer Sunday for 10K than our already lowered price. The buyers have since then switch real estate agents and are sending their friends to look at our house again, for the third time. They looked at another house while they were down here (from CT) and it looks like the competition is on between us and the other seller. Hopefully, third times a charm! I think we will take anything right now...this was our only offer and we've only had 3 real showings besides this one...The only good thing is our potential buyer needs to move down here in 3 weeks. We are totally ready for her to take immediate occupancy, we've been packed for MONTHS. So that may be one really deciding factor.
NJ, I'll keep my fingers crossed for you too.
Fellow sellers, good luck to all and have a great night!

Good luck to you as well. We have been lucky to have had quite a few people look at our house but no offers yet. I know it will happen someday. We have a wonderful, waterfront home in one of the best neighborhoods for families in Vero. If it were not for the lack of a high paying job in Vero, we would never leave.

Good luck to everyone selling their homes. We have some good news the closing on our house is finally set for August 17th! We are so thrilled. We were in NC/SC for about 9 days last week and fell in love with the area. We can't wait to move......bad news it won't be for a year now......too close to the start of school for the boys.

Just curious, what ages are your boys?
My 15 year old just read an article that says if you are changing schools that it is better to do so during the school year instead of at the beginning. Reason? During the first few days of school the kids are all talking about what they did over the summer. They don't really notice the new kids. After a couple of weeks of that, they notice what's new. I found that interesting. She was actually trying to make me promise not to move her at the beginning of the year. Right now, I am hoping to make it by Christmas break!
