If your just looking South Carolina has very cheap lots with lake front. Look in the north west area. I found 1/2 acre lots with utilities for $10-30k

I'm not sure what some of you are talking about, but 9 out of 10 houses I have seen on realtor.com, realestatebook.com, and even ebay have been lowered numerous times and are still available. Now most of these houses are in the 150-200 range, but they are NOT selling. New construction might be going up, therefore building a new house might be increasing, but certaintly not resales (less than 7 yrs old). I've been wacthing my favorite house in matthews start at 215k and has dropped 3 times to 178k.

In looking back at the posts about apprecation and it seems to me its written by those who have already bought (wishful thinking of another Fl?) or by realtors (can you guess their motives?). I wouldn't freak out for awhile people.

Hmm, sounds like SC is to NC what Mexico is to the US cheaper labor and cheaper land hah!

Charlotte it seems the opposite, they have developed the lake front to individuals.

Tornado Alley if you can PM me any specific lakefront you looked at (name of lakes) I am just curious how far they would be from Raleigh... even if you can buy a lot today for $15K and sit on it if you cannot afford to build a house today it seems like a good investment. There is only so much waterfront property in the US, and you cannot really "make more" (aside from those fake man made lakes)

I agree with you. Maybe in a specific neighborhood or few supply is falling but when I do searches in realtor.com there are literally thousands of homes available in the $150-$250K range...

Again, I think its human nature and emotion playing on some people "there was a bubble where I live now, and I am afraid its going to happen where I go next" hence you can smell the whiff of panic (and so can the builders who are overpricing new homes/lots to people from out of state)
