Very interesting. Are you looking for acerage ?. Have you checked out the Estates ?. We checked around with a couple of realtors and they didnt have any idea what I was talking about. I'm assuming it's relitively new. I do know that 2 out of 16 parcels are already being purchashed.

No, I haven't heard of the Estates yet. I kind of took the summer off from my research... too much stuff going on. Will it be a housing development? Is there a website or any info available on the net? We haven't been looking into neighborhoods since they usually have too many restictions. Covenants on the size/type of the house are ok, but we are looking for something where we could possibly have a small hobby or horse farm.
LOL....In a perfect world, I would find something across the street from a neighborhood so we could still have the benefits of a neighborhood without the restrictions. The other issue is that we are not old enough to retire yet, so we need to be somewhere we could find jobs. Most days I feel like I'm looking for a needle in a haystack. The only good thing is I don't HAVE to move and when we do, we are lucky to have enough equity that we should be able to make the move and have an extremely small or possibly no mortgage.

It's not a housing complex instead it's a cul de sac of 16 10 acre plots. It appears most would be mini horse farms. 2 are already sold and thats what we were told. We dont have horses but want the acreage for privacy. Oddly enough we have a lot in comon as we are in our mid 50's, looking to retire in about 10 years, and also expect our current home to pay off building a home in NC. We're in the lower Hudson Valley, not far from northern NJ.
We found this site to be very quiet, near all major transportation, close to a major hospital, and 15-20 to major shopping. Covenants are in place that make the most sense to protect and respect neighbors properties.

We do have a lot in common except we are only in our late 30's. Just tired of the rat race, traffic and taxes in NJ and looking to get out within the next few years. We will still have quite a few years to work once we move though so commute is something we need to consider.
Is there a web link or an address for I can send for information on this property? I have looked at other areas that were advertised as "mini horse farms" and they have restrictions to horses only, no other livestock. Who knows if we will ever have animals besides our dogs, but I'm not sure I want to be restricted against the possibility. It would be worth looking into though since we are at the very least positive we want at least 5 acres.
My parents are also looking for larger lot as well since they will be coming with us. We have been mainly looking in the 15-20 acres size lots figuring we could subdivide between the two of us.

Here's a couple of ideas for you. We've been working strickly thru a realtor. Did research for about a year and found his website while searching the areas, can give you his number. I can probably e-mail you the Estates layout and give you an idea what it will look like. Can also e-mail or fax a copy of the covenants to look at. The realtor is up front and seems honest and did have other larger parcels to look at depending on your needs and price range. We started out in Pinehurst due its rave reviews when we did a detailed profile of the town, however its very expensive and dosent fit our lifestyle as much. Our situation is a little different then yours as our kids are full grown ( were empty nesters, ... and loving it !) and with property taxes, snow and too much development going on, we know we will likly be forced out of NY at retirement time. We have 4 dogs and two pot belly pigs however at retirement most may have passed on. We probably wont have horses but enjoy being around them ( have them now as neighbors ).
From what we saw, a lot of communites dont allow sub divisions. They feel it starts to deceminate from the idea of open space in the complex and takes away from the theme of a gated community. However if you take a property with few restrictions where you can subdivide , you run the risk of anyone and everything living right next door including commerical business, trucks parked all around, etc.

I would appreciate whatever info you can email me. I will send a direct message to you with my email address as I would prefer not to post it here. In this type of situation I wouldn't look to subdivide, my parents would just have to buy their own lot. In other cases I have looked at parcels of 20+ acres in which case I would probably look to subdivide it into two lots.
If you could also include the realtor you are working with, I would appreciate it. I have NEVER has good luck with agents here in NJ, I know of one and only one that I would trust, the rest only seem to be out to make a quick buck at everyone else's expense.

Fine I will send you whatever I have for you to look at. The realtor is a husband and wife team, very down to earth and the least pushy or aggressive to sell. They have 3 offices around the Pinehurst area.
We spoke a couple of times last year, he sent plenty of material on the town ans county I was looking in as well as the general areas. He also spent a lot of time asking our needs and desires of lifestyle to determine the best places for us.
He lived in NYC for a while as well as Atlanta and is very street savey. Will send it over between tonight and tomorrow .

Southern Pines Elementary, Southern Pines Primary, and Academy Heights in Taylortown are year round schools. All are within 5 miles of each other in the southern portion of Moore County. Hope this helps.
