We want to move up from S. FL and we're having trouble finding info on basic questions.

How long do you have to live in NC to establish residency for a mortgage?

How stringent are the yearly car inspections? Is it just emissions testing?

What's an average home insurance rate in High Point, Greensboro?

What's the property tax rate in the Triad area?

Are there any areas that are exclusive religiously?

Anything we forgot, please tell us.

It's not just emissions. It's a saftey inspection.

Depends on the price of the home and what you consider "average" to be. I'm paying something like $400-500/year on a 2,400sqft house built in the 70's. (greensboro suburbs)

Depends on what city you're in, as there may be a city tax as well. Something that people don't seem to mention here is that sometimes if you get a house in the suburbs, outside of city limits the tax rate can be much lower. In Greensboro I think the rate is 1.2xx where outside the city limits in Summerfield it's 0.7xx

One other thing people buying these new houses don't mention is that tax on a new house most likeley will be much higer than an older home, as the value of the home was most likeley lower when it was assesed.

I'm not clear on this question. Our mortgage was approved before we ever moved to N.C. Once we drove down and went to settlement we took possession of the house (moved in) the same day.

There isn't an average rate. Depends on your credit rating, fire district, whether or not you have you auto and homeowner's insurance with the same company,
(if you do there is a discount) the type of coverage and several other factors. We pay $750.00 a year.

This varies by county and the Triad area is comprised of several counties. In addition if you live within an incorporated town or city in a county such as Summerfield, Greensboro or the city of High Point, for example, you pay an additional tax that is set by them.

Not to my knowledge. Baptists and Southern Baptists seem to be the most predominant of the religious affiliations here though.

Default many questions

We asked the question of residency (for home buyers) because,to qualify for for the 1st time buyer program in the state we have to establish residency. But, we can't find any info on what it takes.

There is information about the NC first time homebuyers program on the above URL. There is also a contact phone number for the North Carolina Housing Agency in Raleigh at the bottom of the page on the right. Cut between the two url's and paste the web address into your browser.
