Default Disputing a Disclosure Statement

While evaluating a house that we're considering purchasing, we received a property disclosure statement from the seller's agent marking everything as "OK".

Clearly, this is not the case as the exterior deck has multiple, large, gaping holes in it.

Does anyone know what the protocol or decorum for disputing a property disclosure statement is in North Carolina? I'm not looking for legal advice, of course, just simply a direction to go in with the seller/agent.

If there is such a huge discrepancy between the report and reality then I'm nut sure decorum is appropriate, turn on your heels and walk. If they would OK obvious flaws that shall we say a blind man could find, what else aren't you being told?

Well, are you working with your own realtor/broker? If not, I would have to ask why. You should since he/she is paid by the seller, also a disclosure statement is a general assessment of the property. You would get your own inspection of course. As a Broker, when I represent a buyer I take the disclosure with a grain of salt. Its great to get what they give you but all needs to be inspected by you before purchasing. Take care...
