I am a landlord that has a tenant who just signed a 1 year lease which ends August 2016. Since the signing of the lease I have had 2 offers to purchase the property. Since the tenant always paid on time I sent him a written letter telling him that his lease will not be renewed because I have someone that wants to purchase home for himself. This gives him 10 months to find a place to stay I also had the letter notarized. I feel this is ample enough time for him to find somewhere to stay. Also it is very considerate that the buyer is willing to wait this long because he is a contractor and feels the property has great potential.

Is this all legal.

Yes, assuming your notice given meets the terms of the lease. The buyer is bound to the lease (assuming the tenant wants to stay). Of course, the new owner is free to offer the tenant an incentive to leave early if he wishes.
