Default carolina trace vs carolina lakes

hello. i have been reading these boards for a few weeks and have gotten some great information from it. my wife and i are about to move to ft bragg (im an active duty army physician, she is a civilian physical therapist), and are trying to figure out whether we should buy or rent, and where to live. we are both 30 yo, young professionals who love the outdoors, especially water sports (no kids yet).

we have been looking online, and are pleased to see that there are many gated, lake communities in the area. since one of our priorities is to be closer to Raleigh and the things city life offer (including reasonable distance to an airport), we have been thinking that places north of fort bragg, like carolina trace and carolina lakes seem to fit the bill pretty well.

i have found a wealth of information on carolina trace, but can't seem to find much on carolina lakes (they don't even seem to have their own website).

is there anybody out there who can give me more information on these two communities, such as average age/amount of 30 somethings, advantages/disadvantages to each, property tax, recent market changes, etc. Also, we are thinking about getting a waterfront home, and would like to know if there are any big disadvantages to this (ie mosquitos, flooding, etc).

I'm really not familiar with Carolina Lakes, other than the golf course itself in Sanford.

They have a website:

Carolina Lakes Golf Club - Sanford, North Carolina


But Carolina Trace is a wonderful community, with housing that runs the gamut from moderately priced to luxurious.

Sanford has a healthy young adult/family community, and being centrally located close to Raleigh, Greensboro, and Fayetteville, offers a great location from which to live, work, play.
