Study failed to include personal income tax rate for owners and state corporate income tax rate in the analysis. At 5.25% and 2.5%, respectively for 2019, NC companies have a huge competitive advantage. Should be #1, #2, and #3.

For example, in New Jersey, where NC seems to be winning a lot of relocations lately, the personal rate is up to 10.75% and the corporate rate is up to 11.5%. And when is the last time any NJ city enacted a revenue neutral property tax rate decrease like Charlotte did yesterday?

North Hills update on Tower 4 and some new angles and renderings of the Walter that I had never seen before.

^Is the bottom level entirely a blank wall on two sides at the ground level in the first pic? What a horrible stretch to walk along. Could they not add retail or windows?
Looks like some bad 90's nightmare from Century City in Los Angeles.

I didn't even notice that initially. Would be kind of odd if the rendering reflects exactly how both sides turn out. Hopefully not. Though the one side does face Six Forks Rd/I440 and is so heavy traffic wise that it kills any pedestrian experience really. The Captrust tower and Bank of America tower don't have anything on the ground floor that faces Six Forks Rd either. All the restaurants and stores face inward only. The BOA tower at least has some art they display in the glass facade. Most would agree the way Six Forks splits the two North Hills districts is the biggest downside to the area.

The BOA turtle shell art display.

I think it's pretty obvious that no thought or design work had been done when it was rendered.

There is no need to post photos of construction fences around a site. It's great to be excited but this offers nothing for the rest of us.

North Hills developer wanted to bring everyone inside the complex. I doubt he's going to plan for a shopping experience along a busy, polluted main thoroughfare that would be counter to that.

Of course it's a good thing in general though. However most in Atlanta remain vacant year after year.
