lovesMountains post is 100% correct. We live in an older modular in Asheville and that baby is BUILT! My hubby is an architect and he will confirm that modulars are stronger. My remodeling contractor who used to build new homes agrees, and says they are much better built, and lives in one himself!
In a nutshell modulars are "off-frame" and manufactured (what we used to call mobiles) are on a steel frame. That's just a short easy answer. They set modulars on a basement or foundation just like any stick built home, where you would not know the difference to look at it.
We love ours!

True modular homes are nothing like trailers or mobile homes!!! The confusion has come in by some mobile home companies trying to steal some of the market from the real true modular home builders by throwing the word modular into some of their newer products. These are structures that still resemble trailers. A true modular (or system built home) looks just like a stick built home when it is completed.
So glad to hear you love yours - not that I'm surprised

I think you may find Rochester a little worse than when you left it. The crime rate has increased--mostly in the city--they have instituted a teen curfew due to the increase in violence and deaths this past year. It's a shame but as the jobs decrease in an area then the crime seems to sneak in.
I dont know --I guess we are searching for a change ...

I visit Rochester at least twice a year...I know things have been rough for the past several years. Crime has always been a big issue in the city, at least ever since I have been alive. Looks like 2006 was a bit better than 2005 as far as crime stats go...but that isn't a huge concern anyways seeing as we are DEFINITELY moving to the suburb and not the city...probably Greece or Henrietta. Unless I'm mistaken, Greece was recently rated the 5th safest city in America so I'm not too worried about crime. Indeed, if some of my family had relocatd down here with us, my wife and I may have a different view on things. But we tried NC out, didn't like it, and now we're going home. I say "I wish we had never moved here" a lot, but in retrospect, at least we got to experience something different...that actually made us appreciate what we had in the first place. And Wake County really is a nice place....it's just not the utopia that certain magazines and overzealous transplants make it sound like.

Forgive me for my ignorance...but I still don't understand why you are not interested in buying a stick-built house and wanting a modular/manufactured home if (as I believe you previously stated) it is not a financial issue?

Sorry if I confused you i didnt mean to--actually what we want is not to be tied down to a large mortgage again. Would like to pay cash for a house or at least most of it and have a small mortgage so we can enjoy the other things in life. Such as vacationing/travel etc. Had looked at a few houses-stick built-- and many down there can be pretty expensive--the 350,000 and up range --that's more than we want to spend . Not fond of renting or condo/townhouses.
Greece and henrietta are nice--i live in the gates area now but was raised in greece. Greece has become very large but still a nice community --the schools are outstanding --a nice place to raise a family. The weather still sucks although it hasn't been that bad this winter. It's snowing as i am writing now. I guess in our case that we have had enough winters --we may regret it but one can always move back..
i wish you the best of luck and of course welcome back home --jobs will be aliitle harder find but real estate should be easy.

Hi Lpnny,
Jobs for nurses are fairly easy to come by once you are in the area. I just had a friend that tried applying for jobs from out of state and had no luck. Once she arrived in the area, she was able to get a job in a few weeks.
Zebulon is a great area to buy real estate right now since they just opened up the Hwy 64 Bypass which makes a commute from Zebulon into Raleigh much faster.
As for housing - to make sure you have a good investment, you need to make sure you are getting a off frame modular home built to site built home standards. I am a real estate agent in the area. I just looked up Eagle Ridge in our local MLS. There is not anything on the market currently, but the homes that are in the MLS for that subdivision (pasted data), these homes are manufactured homes.
