relocating from new york
We are interested in relocating to the Raleigh -Durham area(tri-area). Would appreciate feedback on manufactured home communities in this area and or areas that would allow a manufactured home on own land or in pud's. We have had a custom home for many years and want to down-size. Would like to just pay cash for a double wide unit on property or in a community.

You won't find may such things in Raleigh.....and the ones that do exist are not desirable (older, poverty filled, higher crime). You might find an acre or so to buy in a nearby county....(Franklin, Granville etc etc)...but not any double-wide communities per se.
Have you thought about a town home?

thanks for your info--have you ever heard of the tar heel land company? Eagle ridge subdivison in zebulon? I have been doing some searches and have come up with this area . Any comments ? Any info would be greatly appreciated. We have some time before we move. My hubby works for Kodak and they like many other companys in the US are down-sizing.
We have thought of a town house however, we had one when we were first married and..... neighbors right on top/next to you blah, blah blah. Many restrictions etc. We have been looking at the manufactured homes in our area and they are just gorgeous. This eagle ridge area I believe is a manufactured home subdivision that you buy the land and plop a home there.

So you're coming from Rochester huh? You'll miss the summers and Wegmans the most.... I'm moving back after 12 years in NC. If you have a job in Rochester (albiet it at Kodak) and are close to your family and enjoy the community (basically you just don't like the winters) I'd suggest sticking it out up there.....it's actually more affordable there than it is down here.

well...I suppose you have made up your mind. I know what you are talking about with Kodak trust me....I find it sad becasue the Kodak that I grew up with was one that Rochester was proud, damn proud, to call its own. It's what kept Rochester from declining with the other great lakes cities in the 60's-80's. I think Kodak is having less and less of an effect on the area's economy now though, the are learning to not be so dependant and the jobs created from the smalelr startup companeis seem to be outpacing the losses from Kodak now. One suggestion I would DEFINITELY hope you take to heart though....if you don't want to buy a house down here, PLEASE don't buy a trailer or modular home....go for a townhome or condo. I'm under the impression that you have no children as well. If you did, you would definitely be dissapointed with Wake County schools coming from suburban Rochester. My whole family is still in Monroe County, with the exception of one nephew that lives in Macedon......so family is the biggest reason we are relocating back up there.

hmmm, youve given me something to think about... what's wrong with the modular / manufactured homes??? Seriously??? I have been looking at the manufactured homes lately and they are not what they used to be. They were garbage at one point---they are made to hud standards now. I have seen a few of them and was quite impressed. I live in a custom home now that's worth >200,000 not to brag but just to let you know that were not in the lower income bracket. We had lived in a condo when we were first married and we just didn't like it. Folks right on top of each other. With a manufactured home on a piece of property(not in a park) it allows you the freedom of having privacy and still a nice place to live.
anyway if you have any info on these types of homes i would appreciate it. our minds are not made up yet..
Tell me about the schools?? our kids are grown but we do have a dtr and grandson that live with us. So schools will be of interest. we do plan on checking out the area before we actually decide -- but was leaning towards the triangle area due to the medical facilities.
I can understand you wanting to be around your family...it's important more important than weather or taxes.. my family however, will be coming with us. my oldest and her fiance' want come along they plan on buying a manufactured home near us as well. So will be all together..aw!
I think you may find Rochester a little worse than when you left it. The crime rate has increased--mostly in the city--they have instituted a teen curfew due to the increase in violence and deaths this past year. It's a shame but as the jobs decrease in an area then the crime seems to sneak in.
I dont know --I guess we are searching for a change ...

There is NOTHING wrong with a true modular home. The problem is they are often confused with "manufactured" (trailer) homes. True modulars, or system built homes, are a smart buy. They are built with the exact same pieces and then some, of stick built homes. Modular units are built in a plant and the units joined together on your slab. Once this is done you cannot tell the difference between a stick built home and the modular - they look the same, only your modular is stronger. Government statistics show they withstand high winds much better than stick built homes (something like 50 mph sustained winds more). And because they are built inside there are never any weather delays to keep the home from being completed on time. And by not sitting out in inclement weather your building materials are protected, no mold issues after construction. With a modular home you are in your new home months sooner. Because of this efficient constuction, modular homes cost an average of 25 to 30 % less than a stick built one.
But don't take my word for it, do some research yourself. Check out what people like Bob Vila have to say (and I do believe that man knows a thing or two about home construction). Read about how the gulf states are working to get modular construction mandatory in hurricane prone areas to minimize damage and the astronomical insurance costs when damage occurs. System built homes are worth learning about, unless you just like to pay $150-250.00 a square foot for your new home.
