Default Rental Investments?

OF the two major city which is better to invest in rental properties and please tell me why?

Probably Raleigh due to the three universities: Duke, NC State, Chapel Hill. Anywhere you have universities and medical facilities you have a potential customer pool. Charlotte has UNC-C and the Mercy Hospital System and Carolina Med. Those too, provide tenant opportunities. It really depends on which areas of those towns you decide on.

Talk to property managers for opinions on rental markets. I just bought in Charlotte, new model home, great price, strong rental market. Right now I don't now if you can get great appreciation but it will come!! Really I don't think you can go wrong in either area, unless you don't get it rented! If your buying in new development ask what % are they selling to investors, I don't buy in an area over 5% investor offered unless management is offering a rental gaurntee, be careful of these too! make sure the numbers make sense.

Are their lots of duplex or multi-unit properties for the low to medium income communities?
