To be correct, the Realtor does pay directly nor does the Realtor get paid directly. Everything must go through the Broker first.

With that said, yes he/she does.

You are correct and great option with a clause. The home owner "FSBO" is on the hook for 2 yrs in most states AFTER THE SALE if in correct papers were not filed, or things were not disclosed! Beware! But a good idea though.

Not here in NY, here in NY once it goes into contract, people hire an atty and they become responsible for certain things, in regard to filing paperwork a title co is paid to file that, the mgr co has to file a deed with the county,here the realtor only sells the house and then shows up at closing for the $$. I would ck out the laws in all those areas.

That I have no clue on. Here in Illinois, the Realtor pays a yearly fee to the MLS and can choose to list properties on there if they so desire. Of course, it would be in their best intrest of their client to do so.
