Default just land

In addition to a home, we are also looking to purchase 40 or so acres in a rural area but everywhere we look, it is limited and pricey...anyone have any suggestions of areas to look? Thank you.

What's rural, and what's pricey to you?

Mind that large tracts of rural land within reach of metro areas like Charlotte and Raleigh seem to be priced for the developer's eye. I wouldn't pay $20k/acre for 10 acres of land, but a developer probably would, with the eye to breaking it up into 1/8 acre lots. If the utilities to develop it are available or look to be available in the future.

Dh and I still kick ourselves at some of the opportunities we passed up. One tract of land near Mt. Airy was advertised as "40 acres and a bold stream" - $40,000. Another was 12 acres of land on the New River with a restored log cabin - $55,000. Of course, this was like 12-15 years ago, when we didn't have that kind of $$, but if we every come across something like that again (next to impossible) we'll snap it up

The land can be 2-3 hours away, something that a developer would not want to build (if that even exists) - nice week-end gettaway type...our research is leading us towards eastern NC, but was told to be careful as many areas will not pass a perk test -
