I 'd put it in Sec 8 housing . That way at least you know your getting your rent ..

Yeah, if you hate the neighbors you'll be leaving behind, that is a great strategy.

Not all sec 8 people are bad , I rented a few yrs to a nice couple , They always kept the place nice and were always on time with their share ( The gov only pays up to $900 a month They must pay the difference if any ) You get to pick the people ,, Sec 8 is just a Listing .. you put your name and number on the list and the Renters call you , If you like them and they like you and you strike a deal, Then Sec 8 comes to inspect the house .

I just wanted to tell you to do your homework. Don’t take anybody’s word.

Back in the 1970’s I had commercial rentals. I had one tenant that was always late and I evicted them. They went up to another commercial landlord and told him that I recommended them. They had a candle shop. They left a burner on that burned down the other landlords building. The landlord called me up and angrily asked me why I would recommend them. I told him that I would never recommend them. He was then angry at himself for not checking. He died shortly afterwards from a heart attack.

That is a true story. Do the leg work. Bad tenants will not tell you they are bad.

As a landlord, I would not recommend it. I ahve had all types of tenants ; private and also government programs. The worst by far was a real estate lawyers daughter!!
While its true you get your check from the government, what they dont tell you is that many tenants will never make up the difference that they have signed a lease for. Right now I have been battleing with a tenant for her failure to pay $128 a month ; yes, $128 a month in rent. Her lease is up in jan and I cant wait for the day she will move out.

I have not rented any space since about 1975. Commercial rentals were easy to evict - they did not pay; you showed them the street. At least that was the way back in the 1970’s. Even with a lease; there was no protection for dead beat commercial tenants (we were not throwing them out of the house they lived in). I also had a good local magistrate that would give me free advice when I had problems.

I have heard stories of residential landlords that were stuck paying heat and utilities - not to mention tenants they could not easily get rid of. I have checked the laws, from time to time, as I entertained ideas of again becoming a landlord. I understand that it is not an easy process. It is not as bad as it used to be years ago - however; it is still difficult.

I guess what I am asking is how many months have you been stuck with your tenants that always came up short? Have you gone to the magistrate or the courts? I’m just trying to find out how bad it is today.

I dont know the rules in Pa, we are on Long island. Everytime I go to court, this deadbeat pays either on the day of the court or o the day that the judge says she has to pay by. I dont pay heat or utilities ; they do.
Its amazing that they always have money for beer and cable but pay the rent ; well thats just a bill that gets ignored. I think its getting worse as you have more tenants that have lost homes due to foreclosure etc. Because the check from the governement was 95% I let her go for a few months with her $128. But after 6 months it just got to me so I went to court. The judge gave her 6 more weeks to pay and she paid on the day it was due. Next time I waited just two months and guess what ; on the date of the court, she came up with the money. It seems here that the tides have turned and it is more tenant friendly and against the wealthy landlord!!
