Your right about watching for water in the crawl space and basements, but not all the homes have a problem. If you were fortunate enough to have your house built a little elevated, like mine, then you will have no problem. We are in the process of selling our house in the Farms due to downsizing, but I recommend the Farms to anyone. My home is on Seven Nations Drive, and that area, except for my one neighbor about five houses up, has had problems with water in the basement. But with buying any house you have it inspected by a professional. And I guess a sump pump wouldn't hurt.

Pocono Farms is nice, but if you have children this is part of the Pocono Mt. West school. I have also been hearing some problems with Toll Bros. I hate to say this, but everyone seems really nice when they are selling you something. Just make sure you do your homework. Just so you know, there are now almost 4,400 homes currently on the market in multiple listings (Pocono mt. Assoc. of Realtors), most of which are in Monroe Cty.
Good luck to you.

Thanks Toby........its so nice to hear from someone in the community and explains this information with great forthright.
I do love the Farms, and think it has wonderful areas of woods, golfing, and the pool area is nice too. Plus, you have a good rep there.
Thanks for helping on the thread.

Oh Izzy, you are right. I forgot about the PMW school....hummm
I think there was a bundle of information about the builders in CCOP in the local papers. I felt so sorry about the people who thought they owned land, fixed it up, landscaped their grounds.........then found out. They didn't own the footprint, no less the grounds.
Be careful people, do your homework........so you love where you live.
