Not sure where you're getting an "accountant" to do your taxes for $100. If the tax return is so simple they only charge $100, then you could probably file using the free version of Turbo tax.

I have a great booklet that a financial advisor gave me- it covers the use of a second home and IRS rules. You have to deduct any personal use over 14 days and there are some pretty tricky calculations involved. If you like, email me and I will get you a copy- etalalas@remax.net

Since I do some sort of repair or maintenance every time we visit, the actual "personal use" days are very low. You don't have to deduct anything for time you spend maintaining the property.
