Default Eagle Rock PA

Looking to get vacation house in the Eagle Rock PA. Will appreciate any information about living in the Eagle Rock community.
Buy or build the house, what part you prefer, how crowded the beach in the summer, security, regulations?
Thank you.

Well...I don't live in there, but we will be working there soon, so I've been doing some homework on it. I can tell you that when you build a home there, there are things you have no choice in, adding costs to your build...such as, I believe it was 40% of the front of the home needs to be stone, a certain % of your building costs must be spent on landscaping/hardscaping (which isn't too hard, there are a lot of boulders there for repurposing) and you must black top your driveway...you notice this about all the homes as you drive through. There were a lot of boulders and rock ledges, that could result in blasting fees for some building lots.. and pretty recently, there was talk/newspaper reports of a sewer moratorium there in the Black Creek Twp section, but I am not sure if it is lifted yet. Eagle Rock encompasses 4 different townships, as well... security, we had to stop and give our plate number before being allowed in with the lot owners. I'm sorry I can't comment on community living or the extent of the crowd at the beach, but it seemed like a very nice, clean community.
