Anybody have any idea about how to find out about foreclosed homes for sale in the area? I always hear about people buying up foreclosed properties dirt cheap, but have no idea how they find out about them. Sometimes there are foreclosed homes in the real estate listings, but they seem to be going for market price. Doing a Google search, I find all sorts of sites dedicated to foreclosure listings, but they require subscribing and sound like a scam.

Your best bet is to drive around the towns you are interested in and look for the 4 sale signs.

A foreclosure is very easy to ID.

They will have a weathered "Change I Can Believe In" sign in the front yard, within close proximity of the 4 sale sign.

Kindly refer to the age-old story about the Self-Employed Hardworking Ant -vs- the Socialist Grasshopper for background information that will explain why Obobo voters represent the vast majority of so-called "foreclosure victims"...

I bought one last November with a partner. We will start rehab/remodel in April when the temps warm.
We got a steal, and will make it into a prize property that will bring us very good rental income by June.

most real estate companies have foreclosure listings. there are a few up there that are excellent. wilkens home and garden, and mountainview both have nice, user friendly websites that list foreclosures seperately.

This is the list of houses being sold at sheriffs auction in Lackawanna county. You can also search google for sheriff auctions in other counties. Realtytrac is one of the biggest sites to find foreclosures. I have seen them referenced on national news programs, so I assume they are legit. Also, a lot of them are going to realtors. The good deals get snatch up. They often are listed at incredible prices, but they aren't there for long.

ask your banker, ask any banker at any bank.

you have to be quick to score, their preferred customers usually get advanced notice via "biznezz relationships" as to what properties the board wants off their books to cut their losses and keep their holding ratios in check.

BINGO!! Your best bet!! Banks don't like having foreclosures on their hands because everyday that goes by is money lost for them...just don't expect them to do any repairs...the houses are sold "as is"...

Our two main newspapers have foreclosure listings by the Sheriffs Office every Mon/Weds.
There are amazingly detailed, delinquent taxes/sewer/water etc. plus the 'nut' due on the house, and very explicit directions to find them...
Some of the houses are Million dollar Princeton area houses right down to a $50,000 row house in the city...

The Sheriffs Sale list used to take up about a page to a page and a 1/2 ...now it's the fattest part of the paper, up to nine/ ten pages.

Also, there was some good information in this thread. You can go to Sherriff's sales, but you need cash to close the deal there, they won't wait for you to finance that is why most times the bank ends up with the property.
