Default Any tips on buying a mobile home in PA?

what has anyone heard about mobile homes? i'm looking to buy a new one and am not too concerned about the appreciation/depreciation so much, considering that I plan to live in it for the long term. i looked at some foreclosure properties that turned out to be practically condemned. I'm pretty set on buying a new double wide in Montrose in the range of 45-50K. Single wides are okay, a bit narrow. A new mobile includes delivery, set up, and electrical work. I would be setting it on rented property.

Do you think $45-50 is a fair asking price for those sizes? how much cushion, if any, do you think is in the mark up?

I'm also concerned about durability and the general maintenance of them.

Any info is appreciated. thanks.

I have heard from friends that many mobile homes have "odd sized" dimensions that make replacing things like doors, appliances, sinks, toilets, etc, very difficult. My friends who told me this have a bit older mobile home, but it is worth checking into before you commit to a purchase. Good Luck!
