Can anyone tell me if there are certain areas to avoid in this region? I know several people who live on communities in the Poconos. Many have issues with renters in the summer who are up all night partying and carrying on, and having no regard for the properties.....then, in the winter, there are tons of break ins in the empty houses. This is what we want to avoid. I am not extremely familiar with the area. We would like to be near things to do. My dd is in high school, so being somewhat near the school is important. I don't want to be in the middle of nowhere, but would like steady neighbors. Avoiding HOA fees would be nice as well. Does anyone have any suggestions? I never realized the area was so large!

There are communities in the Lake area that are small (20 -50 lots averaging 2-4 acres each) with no ammenities. They are quiet and the HOA fees cover only road maintenance. This is in the north end of the Lake , which is also where the High School is. Pick up a local map (some realtors have them) and just drive around.

Check Paupackan Lake Estates...relatively small (compared to some of the mega-communities in the area)...older...reasonably priced...several year-round residents. It's just off 590 so the location is also good relative to the high school. HOA fees are reasonable as there isn't much in the way of amenties that require upkeep. Some construction taking place near the dam and spillway at the moment, so it doesn't look all that inviting. But it may be worth a look.

We are in Sugar Hill Estates and are very happy there. Relatively small community, low dues which cover road maintenance and central garbage dumpsters. Towns further north would be closer to the high school, i.e. Tafton & Hawley.

We lived in Tanglwood North, loved it but moved to the Scranton area. Hated it so much, we moved back to TN...if you go for a community, this one is great! Roads are cared for, fees pretty low. Nice place to live.

i have to admit i liked hoa living . tanglwood north was pretty transparent as far as living in an hoa. it did not effect or limit our daily life at all in any way.
