Gretchen, It sounds like you are a hard working honest person and there are many like you including the agent I listed my house with. Lately, I have been meeting some real low life realtors that come to my house with attitudes like you can not imagine! Folks, I am one of the homeowners that refuse to get a LOCKBOX.....do not be talked into getting one. Last weekend, I had 10 people in my house and 2 realtors....there is no way that two people can watch 7 adults plus kids. One of the agents said to me tht I do not have to worry because my house is not high end.....excuse me but my house is beautiful and in a upscale community. You do not even want to know what I told her. Wake up sellers you are in control. Do not be talked into anything....and if you do not feel comfortable, do not list with any single agent. I think they should have a page for bad realtors just like they have for builders......maybe then when they start losing commissions will they learn.

Bels, we are very lucky to be working with a wonderful agent who is honest and works hard. Our first agent was a list collector and had our house shown twice in 3 months. The one we have now, I need a cleaning lady to help me. Sometimes, we have 2 showings at one time. Many buyers are not as savvy as you are. making decisions! We always listed at 7 percent. I had one in Florida try and sneek 8 percent by me.........and I told her 8 was unheard of. She thought I was just going to sign and not see that! I read it, saw that immediately, and told her there was something I didn't agree with. She said " Oh What?" But, of course she did know what she had on that paper.........
I was told once while talking to my realtor( in Pa) that she won't show homes that are listed at the 4 percent ( just as an example I will say something like Assist to Sell)........OR she wants the difference up to 7 percent from the buyer to make up the loss to her between the 4 and 7. That she would get a paper to that effect signed by the buyer who wants to see it.
I found my own home this last time. I lost two days waiting for her to be available to show me. I was ready then and there, wanted to beat the other potential bidders.
Well, because of getting in late there were other bidders......I did get the house though.
Then, because the sellers agent didn't get to the homeowner with our agreed amount. For days.........I got a call that a broker has someone who wants the home now full price. I had to come up 5,000 more..........because of the listing agent not getting that paper with the agreed amt. ""signed.""
Plus, adding the days lost with my agent not getting me here, as fast as I was willing to go........It all cost me an additional $5,000.
I would of been better knocking on the door and doing the deal myself.
No waste of time, and money..........with a bunch of fooling around realtors...who should be ashamed to have messed up a deal to the tune of 5,000 but its never their fault. Nope, I personally think it should have come from the listing agents and the selling agents pockets.....not mine

HighHat, the stories I could tell you about ........you'd be amazed.
But.........most of the realtors do not, for the life of them, think it is them.
Even when they loose your buyer......tell you the buyer is all cash and is not....you loose the home you put down on........because they can't get funding for the buyer. The "buyer" comes one day before closeing to 'see the home again" ........hummmm.........closing is tomorrow. But.......UPPS, that realtor is still around. She is totally void of thinking she might just have let someone know the closing wasn't gonna happen. Tell the sellers maybe to stop packing, cancel the truck, cancel the home they are getting.
Nope ( this is just one of the stories)..........its not her fault.

Summering you always offer good insight to many threads here...........am I missing something??? Maybe this is why you see so many FSBO these days? Quick question: are you saying that during closing the deal goes south?

Summering, Personally from what I have seen they are not worth their weight. Some are very good but that is a minority. I just see them come in, say nothing, have no knowledge about the house. And, some of them are dressed like cows with shoes on! Where's the professionalism????

I must have been really lucky...the realtors we used when we bought this house were great. EXCEPT that they got away with doing almost nothing...we did all of our looking on the internet and then when we found houses that we wanted to see, we called them and told them which ones and to set up appointments. Then we found this one and they handled the rest.

In selling our other house, our realtor tried everything under the sun to get it to sell but the market just isn't there right now. He even tried pulling it off the market for a week and then listing it again as a "new listing" so that it would get out to new buyers but by then we had an offer to rent and decided to take it. Luckily, these people really want to buy it so hopefully we'll have it sold to them in another year or so.

Oh and this guy told us he'd take 5% commission since we were referred to him by a close friend.

Hat.........Well, I know I did the internet kind of typing....I see...LOL
The thing is the stories are many, and very detailed. So, I just gave the tidbit of endings.
To try to make about 3 long stories short is beyond Summering.
I'll put it this way and give just a bit more detail......alrighty.

One of the buyers to my contemporary home.
1. Suspose to be a cash buyer, full cash.........I then deposit on a home for myself. Full cash.........Not. She never qualified for the remainder she needed.
2. Her realtor, was never around........no one could find her. A new broker she was in Stroudsburg. Office always closed, no answering of the phone.
( Later she was turned in by my listing office as she was a ghost, unseen, strange) Those buyers came twice to my home LOVED it to death.
Ok so then the appraisal. Funny, they had to be in with the bank. It said I had no bottom floor. That I had an unfinished basement. I had NO basement. Nothing underground.......and the first floor of three floors was finished. This was to give her the amount SHE could afford. Not what was settled on paper by us.
That fell through, and my realtor........pretty mad that it didn't go through.
Well..........gosh, what am I to do. Cash buyer is got a poor credit rating. I saw that later, and she didn't have the cash......Who is kidding who?
So Summering........all packed up with no move happening. The home she was buying. Those poor people had moved out, before the inspection........
Don't ever be moving before an inspection is done. Someone can change their minds. They had to move back in to their home...Nightmare.
That appraisal I had was a laugh, as one came in perfectly next time.
And that banker did feel the bottom floor was a main level......

Wait awhile.........Put it on again........Then it is the other story I was telling you. I'm waiting for a closing. It was the day before. Up comes the realtor with the people who are buying my home at a "closing" the next day.
Hubby had left to go to the main real estate to see what was going on.
We are packed, ready again.............LOL........
Knock, Knock......can the buyer see your home again. I look at her the realtor, she looks at me........like I am in the wrong.
Well, LO........the closing is tomorrow, boxes are here, my buyer wants to see the home with her Mom now. To see, yes see if she wants to go for a second mortgage. Then.........yes, she did I guess.
But, again..........we loose the home we had a bid on this time. That home was empty. I knew the banker would not wait for me to rebid ( and was told later that that was the case, he was not going to choose us for that home because now there is this delay)
I loose that home. I cancel with this girl...( she wanted my home but, hummm just when was that going to be 3 mts and no sturdy deal)
Wondering why I would want to put myself through more misery, I had just lost the home I had inspected, and even cleaned a bit, fixed a few things outside............and she is not ready. So now Poor Summering she just paid for TWO home inspections to homes she was not going to now purchase.
Here we go again, with a realtor who thinks she can come the last minute, with a person who is to close the next day.......where is the smarts here?
This girl is still in the business. In fact one time my neighbors used her and she had terriable things to say to them like " you wasted my day now, don't tell me"........I said " was that.------" and YES, I was right. Out of all the realtors, how did I know it was her? I just did! Something in the attitude.
Now that is a brief picture of two times of "almost closing"
And..........I told you about this home and how I had to pay the 5,000 more because of them not getting the paper signed! To make the agreement final,we had a "done deal"......Here I used this realtor, called her, requested her......and because of delays seeing the house as she wasn't ready, had to babysit! And delays of signing the agreement.......I pay 5,000......
Whats wrong with this picture.
Don't know Hat, but...........the stories are tooo, tooo, long. So maybe you might understand this.? My internet typing is always cutting corners.

Wow, amazing stories Summering.....it makes you scared to sell. One thing I would try to do after hearing your stories is have the attorney draw up an agreement that stipulates that if they pull out they lose the entire deposit. How else would one protect themselves?

Yes, I don't know why, but in this state deposits go back. No punishment for fooling around.
Everyone gets hurt. The realtor can not just sit and wait for the big DAY to come.
Thinking Ok, sold that home.........see everyone closing day.
They have to follow up weekly. Get into following the root of things.
Keep on top of if the buyer can afford it, that should be in the first two weeks.
No hanging on to something that is not going to come to fruition.
Tell their sellers not to MOVE before the inspection ( now that was even another office)
Not during the inspection either....( that actually happened)
Inform the buyers not to charge anything, change jobs, or buy a car before closing.
This has been known to end the sale! ( not one of my issues...lol)
They can not sit back and wait until the week, or a day before closing and still be working on it. ( after 3 mts have gone by, What?)
Contact between selling agent and buyers agent seems so lax this way.
In New Jersey they came and sat together to sell my home......and really that
went smoothly. Nothing like what happens here.
If the listing agent does not get to the seller to sign the agreed amount, I guess be on that. Although I had no way of knowing that had not even been done.
You just don't know, but you do think it is a process that should have been,
In my case it was not.........costing me........the 5,000. ( to this day I think the listing and the selling ought to have split that cost........their mistake)
Just stay on top of everything. I guess make a lot of calls..........see if things are done.
For the money, I thought it was their job.........Alas.
