by the same laws my ex wife recently broke a lease on an apartment she could no longer afford.. the development manager went in 2 days after she moved and started repainting and getting the apartment ready for re-rental. they then tried to sue her for the balance of the lease. court said they couldnt claim possession by going in and renovating while at the same time claiming its still her apartment and they are holding her to the lease. suit was dismissed.

Funny you should say this I Love Pa, because my Mother and Father had gone with a realtor who showed them nothing they asked for.
They went with someone else, who did take them to the house they dreamed of by a lake. That first realtor, called and yelled at my mother. What nerve.
If she had done her job right. Listened correctly at what "they" wanted.
She would have had the sale. She should of been mad at her ownself!

Bels,
We have the contingency that people must be pre-approved but actually that is hard to do. How can a bank say they will lend such and such if they do not have an actual amount. Our Real Estate Agency Coldwell Bankers in Milford is honest and savvy, it is some of the other agencies that have these realtors working for them.

I Love PA - I don't take C**P from anyone. They know I mean business and my background is such that they do not challenge me. We have an excellent realtor in the Lake Region that I would highly recommend and one here in Milford that is beyond one of the best. Both a professional and always do the right thing. I am sorry that you had such a terrible experience and I think that they should be called on the carpet when they do something wrong. I actually know of two realtors who will not step foot in my house despite the bonus I am offering because they know they crossed me. We should start a thread called, "reputable real estate agents".

Summering, thank you very much for the valuable information. It happened to my neighbor across the street. The day of closing some nasty neighbors told the perspective buyers it was a lousy place to live. She lost the sale, her new job, old job, etc. There is really some sick indivduals out there!

Hey Gretchen, why would you tell people to wait until 2009 if the school district isn't that good and the neighbor is changing for the worst??? If people have the reasons to move they should, because there will come a time when they can't because of property values and school districts that are not favorable.

HighHat, I understand and agree. I guess what I should have said is that I appreciate any screening that a realtor does, to reduce the possibility of simply showing a house to folks who are unlikely to be able to buy it. Usually it's just a credit check and verification of income.
Now I am faced with a somewhat different challenge. I want to buy a house that is considerably less than I can afford. Some realtors don't listen or don't respect my preferences, and try to show me more expensive houses, and I just say no. And then find another agent.

From what I have been seeing just about anyone can become a realtor. But, becoming a good one, selling and making yourself a positive reputation is the thing that keeps you above the rest. People say that the Real Estate Market is bad....but I see my agent going to closings every other day. The cream always rises to the top. She is not full of herself and does not need to talk about how good she is - because her actions speak louder than words..........

I hear exactly what you are saying. Some some thoughts and you don't have to follow them. One, do your own research...find the houses you want to see. Find an agent that you can build an alliance with....someone that LISTENS - listening is a skill that not many people possess today. My realtor here in Milford and in the Lake Region have customers they have been working with for over a year. Find an agent that is willing to work for you. If you need a recommmendation, PM me. LOL, here's a funny one for you guys: I had a family last week from Staten Island that I thought were going to sleep over......they would not leave. They even wanted to know where we were going. Word to the wise - if they are interested in buying a house, they should care less about where you are going...................

FF, we had the 5 percent fee to because the realtor who is decent person decided to take a cut so she could sell our house. But another local realtor said to her that he will not show our house again because of the five percent commission - and you have to wonder who else is not showing it because of that. Greedy people.
