Well Hat you know how I feel about some of these realtors, including your previous one. You really need to know ahead of time what you are walking into because some of them like to just sit on the couch and wait for a check

Poconomana, You are a RIOT!!! LOL, yeah, too bad she did not get on the school board. LOL, yes they are what they call list collectors............and for any of the realtors out there reading this post, you never know when someone finds out what you said or did......isn't that right poconomana...........

I think a good thread to start especially for the folks selling their houses or moving to NEPA would be Reputuable Realtors in Pike County. I think someone's experience with mvoing can have a major impact on them. What do you think?

I agree Hat, with so many inquiring about properties, communities and the like it would be an excellent addition!
We had an agent "selected" for us by my husband's workplace, since they were paying for relocation. We landed a good realtor, but we did A LOT of online research into the houses, and basically told her which ones we wanted to see. She was quite accomodating, but on two occasions she took us to see homes well out of our price range "because we had extra time" or "we were going to be in that area anyway." We looked, but made it quite clear we weren't making any offers there.
I guess no matter how good the realtor, the buyer has to stay on their toes and do their homework as well!

my 2cents - I'd just like to recommend a husband-wife team, who are very nice people, and honest realtors. They are Jeff and Heather Rickert in the Pocono's. They have an office in Montgomeryville. Office # is 215-631-1900.

Hi Cathyde,
I agree with you and I think the input you provided is very valuable. One thing worth mentioning.....and something I just learned is that the "HOTSHEETS" come out every day. Many realtors will show houses based on the percentage being offered and if there are any seller perks in addition. For instance the seller could offer an additional @ percent in addition to the commission. Consider some alterior motives for some of these people and maybe that is why they want to show you certain houses. The question one has to pose is: What are they getting out of it"? Yes, great advice, you have to BE PROACTIVE AND IN CONTROL OF YOUR PURCHASE.

Actually thats right, we were told not to be home. So I'd leave the house with soft music, and cinnamon smells in the kitchen.........dim lighting....Take the little pups and leave.
One time we had two people and their little pup at the house.........so all of us left for two hours. It was not fun. They felt the entire idea was just the pits. But, off we went.
I get home.........and it looked like no one had entered. So my kids start cooking up a storm, some gosh, awfully, smelling stuff. We thought, it was another time where you wait, and wait, and wait, and no one comes.
Well........Lo and Behold........up the steps comes the realtor. I hear her saying, "Oh , they wern't suspose to be home"........When I let her in, I did get to whisper to her that, we were gone for two hours and had just arrived back.
Needless to say then we felt underfoot, and in the way..........and that cinnamon smell was now reaking of onions, garlic, and adobo!
This was a well respected broker, in the Poconos. A quick cell call to me would have saved the day.
Right now I am here just waiting for my turkey to "give it up" on the frozen giblets......I break my fingers every year trying to tug all that out........
That neck........Good Golly........they can just keep it!!

I have heard the pros and cons of being home and not being home..........and I guess it is my background in law enforcement plus the fact that I do not trust people in my home. The other day there were 10 people and 2 realtors.....no way does the ratio work for me. Plus, many of the realtors can not answer questions about our house. We had these Staten Islanders here a couple of weeks ago.....making comments about our bedroom furniture.....sorry I am not up to chatting about personal preference in furniture. In fact I would love to have most of them take an MMPI-2 test so that I could confrim my thoughts. Also, we have been asking folks to take their shoes off....after all coming in someone's house with wet shoes is a no-no. You would be surprised about how many people do not get it. Add in that they must touch and move things....including mechanical items. I have had several of them come back a second time......so personally I think if folks are serious for the house, the fact that the home owner is present will not bother them....Just my own opinion.

It is about what they want and need..
I have not personally asked people to leave their home unless they were comfortable with that or wanted to do so..which I have had them tell me in some cases they preferred not to be there.
I do not recommend that ..Hat is right..if they LOVE that house..then they will buy it! It isn't anything you are doing wrong by either being there or not..unless you happen to be the Munsters and have Spot come out of the basement!!
(This excludes also those who aren't akin to keeping the house in a half decent manner during non-visiting times..it's just a little common sense as far as that goes.)
Yet I am sure you folks are all aware of that ,there have been some exceptions in my own experience.
And as far as showing someone a "hot sheet" home..you know I have never done that ..I ask my client to close their eyes and imagine and visualize the home that is EXACTLY what they want..then I ask them to tell me if there is a certain place it has to be or other requirements.THEY ARE IN CHARGE I AM NOT!!!! And frankly any realtor that would try to lead me around I would be firm and just tell them I am sorry but this is not what we had in mind at all!!
Or..this wont work for me..
There are those I most definitly have seen push the price with clients..looking for a more expensive home.
I look for THEE home..then I do my darndest to get that price where they are happy and can COMFORTABLY get in.
Sometimes this requires a lowering of peoples expectations..not everyone can afford a private waterfall!!!
But inevitably it is at least as close as they can get. 
Don't get me wrong folks I am not advertising here..I would help any of you out that I could without getting you in a "contract".
I just want you to know that is how I would go about it..and it does take more work..but you know what ! I LOVE that challenge..I love it when people look at me later and say ..you found it for us!!!..it FEELS good!!!!!
I also love helping people and you really do have to ,I think ,to do this.
I am truly disheartened when I hear that some of this stuff is happening..but again..Hat is right to say "always ask their ulterior motives..it is a shame that it has to be that way ..but you truly do need to be carefull with a large investment of any kind ..especially your home.
I truly hope that it all goes well for you from here.
