If you still want a small town environment and the roads are more objectionable than the winter, NY State generally clears roads better even in the rural areas. You pay dearly for that privilege in much higher local/county property taxes, and taxing (most, probably yours) pensions. Ithaca area has transit that reaches further out of the center than many places in the USA. It might be possible to live in, say, Dryden, and use a bus much of the time, saving the car for shopping trips.

It sounds like rural living just isn't for you -- it is just generally a lot harder to access services (e.g., medical specialists, public transit, etc.) when you're living in a remote area. If I were you, I'd consider moving closer to the Lehigh Valley area.

Unfortunately, for you, this is what happens when people do not do their homework. And, sometimes, situations can change. There is no: One size fits all - when it comes to any area. Sometimes it only takes one bad neighbor.

Many of us have asked potential residents to rent first before buying. Some people will buy without even visiting the area first. We have commuters that are unhappy with the endless drive to the city everyday - they never tried the commute before they signed.

I also know that sometimes people do not have a choice. You can be pressured by friends and family.

I just cannot stress it enough to do your homework and have realistic expectations.
