Hi all,

I recently moved from one house to another within WLE (Wallenpaupack Lake Estates). I'm interested in renting the other house and since this is all new to me I thought I'd ask for some advice.

For anyone who rents: Do you use a property management company? Do realtors offer rental services? How do you find potential renters?

Many real estate agencies offer property management services. If you reside far from your rental property, this is the best way to go. However, if you will be close by your rental, there is no need to pay an agent to rent your property. They usually charge 1/2 of the first month's rent (but it can be 100%) for securing a tenant and 10 to 25% of each month's rent for management services.

It's not difficult to find a suitable tenant: place a classified ad in the local paper and also in the Newark Star Ledger and the New York Times. Then look in a search engine for "tenant check" companies that will provide you with the application form and also research the applicant's credit history and possibly criminal record. You can phone the applicant's previous landlords yourself or have the company do it for you. If you are not familiar with PA law, find a lawyer to write up the lease.
