Want to list and sell my home in N Scranton should I list now or wait til spring? Do you think it would be worth listing now? Are people buying at this time of year in Scranton?

My husband and I did once buy a house in January, so I can't definitively say that it would be a waste of time. Are you going to be living there while it's for sale?

I wouldn't want people mucking up my floors all winter. Some people don't like the inconvenience of having to leave their house at a moments notice during the holiday season because a prospective buyer wants to look. It can be a bit of a pain keeping porches, steps, walks free of snow and ice at all times.

Other than that, have at it. I don't have any stats to back it up, but I don't think nearly as many people buy when it's cold and snowy.

Yes we live in the home. We don't mind showing it & keeping it up but, we don't want the anticipation of waiting too long to sell.

With the sale of a home you never know when you will get the right buyer. Possibly there is the right buyer out there right now and they might not be available in the Spring - you never know until you try. People buy for various reasons. It is possible that somebody just got a job offer in your area or another buyer wants a smaller or larger house?

I think that more of the selling game comes down to when do you want to move? If it is inconvenient for you to move now; you might want to hold off until the Spring.

Anyway; good luck! Hope you get your asking price.

Not sure exactly what the highlighted text means, but talk to a couple experienced local realtors asap...learn something from/about them and also the market. Decide who/how/what to do then. While you are waiting to meet them, go to real estate info sites like Trulia or Zillow or realtor.com and C-D real estate and learn about listing, selling, and local market characteristics on your own so you can converse realistically. Pay attention to sales in your neighborhood...

If you are ready to show and sell now, and you are pricing realistically, consider trying for a few months (maybe to about New Year) considering also what realtors do/advise/will do), then if no sale, take off market and, relist in spring (March-April). The trick will be getting it listed quickly and well now as time is a waistin'. More RE is sold in the spring than any other time but sales do happen year round. Mid-winter in NEPA can't be the best time...

There are sometimes prospective buyers looking/waiting for 'the right house' (at the right price), though in NEPA/Scranton in this economy there may not be many.

Talk to some good realtors asap. (And yes you can try to sell on your own after this if you want to take the chance, have the skill/patience, and are willing to do the work...but be prepared for a hassle, loss of time, and maybe money, unless you have skills, a great house at a good price and luck). I suspect NEPA/Scranton is currently not a location nor market for the faint of heart.

If you are really in a hurry waiting can't help... it can take a long time to sell...unless you are lucky and price realistically based on current market. Talk to realtors...even if you decide to wait 'til spring you will have a good idea of who to list with then and will be weeks ahead of the game. You will also be paying close attention to the local market and be better prepared to list/sell.
