so i have been looking for properties in the poconos for a long time now. recently i noticed that the taxes of these properties jumped up quite a bit! example would be https://www.realtor.com/realestatean...7_M35370-75972
if you see the realtor link, the taxes of this property went from $3K (2019) to 15K (2020)! did that really happen? Just wondering how true the listing in realtor is in regards to the accuracy of the taxes? How do i find out TRUELY what the taxes are of these properties? I am looking in the areas of Arrowhead Lake and surrounding. going as south as Albrightsville and out as far east to rt380.

Monroe County is going through a county wide property reassessment but going from $2942 per year tax to $15,500 is ridiculous. I suspect that the Realtor.com website is in error.


Why not call the listing agent?

Some of us experienced a slight reduction in taxes and others have gone up. Supposedly the reassessment was not supposed to be a revenue generator. Of course when you see that your assessment tripled or quadrupled you are pretty sure that it will eventually cost us all more!

i asked MY agent... she said all she has are the tax records. reaching out to the listing agent is a good idea...

I think the bigger question is the school taxes. My property taxes are under $1500 but my school tax is over $3500 in Carbon county. I know several people in Monroe that have an extremely high school tax in relation to a moderate property tax bill of $3000 a year or so.

There is a pretty tight percentage increase allowed, and controlled by the state, when it comes to general increases. IF you were lucky enough to have a hugely under-appraised property, before reassessment, be grateful for what you had, and the fact that others were covering your share of the burden. I laughed at some of the locals in Carbon, who were getting a free ride, before reassessment. The county was fine with decades old assessment values, since those properties were owned by the good ole' boys, and the natives. They were happy to rob the move-in folks, and new home owners, by charging them many times the rate that the older properties paid. When a state lawsuit eventually ended that gross unfairness, some locals saw their taxes triple and more. Hard to get teary eyes for a guy who had a nice $150K house in Jim Thorpe, and got bumped to $1600/yr. The same guy spent the last few decades watching his total tax bill go all the way up to $400/yr. while a new home of the same value was paying $3200. Monroe's valuations before the reassessment were criminally unbalanced. I had a modest ranch in the west end, that I sold in 2013. The taxes were $5100 and climbing. A customer of mine, in my neighborhood, had a luxurious farmhouse style two story, over twice as large as my place, with a huge garage and full apartment above, and was paying about $3300/yr. The only difference was that the bigger place was twenty years older, with an outdated and drastically lower assessed value.

My taxes went down about $150 this year. I am not expecting them to stay down since all government agencies are hurting. It is only a matter of time. I also think that most of us in the US will see our taxes increase over time, it is inevitable.

IIRC, you have been in your place a long time. Good to to see that you got a bit of a decrease. I know our state is a world of trouble. My BIL is a high ranking PA official. He is constantly trying to get various state employees to stop making irresponsible requests, or irrational demands, and understand that we are running a four billion dollar deficit at this point. There will be some heavy job losses and budget cuts coming from many state and local governments.

We are not the only state having those kind of problems. This year has been like no other in recent history.

From my experience......

Every $100,000 home sale results in $2,000 worth of property taxes.
You buy a home for $225,000 you'll be paying close to $4,500 in property taxes.
Substitute a cesspool for sewer your property taxes will be a little less.
Substitute a well for city water your property taxes will be a little less.
Live in an area with few schools or minimal transit......big drop in property taxes.

Don't even think about new homes. They come with a leash called an H.O.A.


Cost wise....... Bottled Gas Tanks for cooking and heating home over wired electricity dramatic price difference.
Bottled gas so so so much less.

Remodel the interior of your home no increase in assessment.
Pretty up the exterior of your home.............bang.....up goes your property taxes.
