Hello all

Wife and I are getting ready to house shop in bushkill PA in pike county . We like the space and the low cost of housing per size . We both work remotely so work is not an issue just leaving behind New Jersey and the high taxes , and crowded everywhere you go

My mother lives in TobyHanna but not interested in that area at all


Any info you can tell us about the area . Seems most houses are in developments and have HOA ?

Also how far from stores , shopping etc

Please note that there is NO rail service in the Scranton-Wilkes Barre area. Do you want to live with people of a similar age, race, religion or sexual preference or do you prefer a diverse neighborhood? Favorite beverage?

Really the most important thing to me is two things..

1- How safe is the Bushkill area?

2- Are all houses in an HOA community and if so any community i should avoid?

To the OP - If all you know about Bushkill is what you observed while visiting some one in Toby, I would suggest you find a place to rent while you get up close and personal with the area.

I don't live in Bushkill. I have nothing against Bushkill. (I do wonder why people from away are so enamored of gated communities)

I would bet that Bushkill is no more or less safe than where you are living now. Terrible things happen every day that no one could see coming. But it would be nice to know that you have done everything you could in an effort to insure that you wouldn't be next

Maybe a short-term VRBO would give you a chance to explore the neighborhood.

Anyway, welcome to NEPA.

I personally would recommend looking in Stroudsburg to be honest. It has an interesting and quaint downtown area with some nice architecture. It is a decent size with a fair amount of things to do.

It has the amenities you need as well. Its one of the larger towns of the Poconos and has attracted a large amount of NYC transplants who seek the lower COL, while still being close to NYC/NJ family and access.

There are quite a few New Jersey transplants there from what I know.

I have a little more experience then that. I just didnt want to break down my whole situation

Is all of Bushkill a gated community?

My question about crime is if you would say its on par with the rest of places or is it like Pocono Country Place in Tobyhanna where crime is through the roof

I am ok with Stroudsburg but I prefer to be a little off the beaten path. I think its what like 20 minutes from Bushkill?


Last time I was in stroudsburg about 2 years ago I went to the mall and it seemed like the mall was a ghost town about to close down.

The mall is a ghost town....the only major retailer there is ShopRite....and thanks to the pandemic it got worse.....if you want to be off the beaten path but close to 80E/W then look into Sciota which is a nice un-gated area with very nice houses and not on top of each other like it would be in Bushkill or Stroudsburg....

Thank you for a heads up. Wife and I are planning a trip up in next weekend or two to see the area again since its been a few years, We will be checking out Bushkill as well as other areas to see what it all looks like these days.
