Closing Time in Milford
I am looking to purchase a new contruction home in Milford. I was wondering on the length of time it takes for closing in the area. Any more info on Milford would be greatly appreciated. Thanks in advance

Be VERY careful who you choose as a builder. We had a nightmare that is still going on (builder is suing for breach of contract). Unfortunately the builder wasn't familiar with town codes. 6 months not even a foundation. Go with a local builder in MILFORD. IN YOUR TOWNSHIP. We've since relocated back to Long Island. Closings are quick. Ambulance service is not volunteer. We needed an ambulance and got a bill for 2,500. The insurance paid $850.00 we were responsible for the rest. Also, PA liquor law is strange. If I remember correctly they only sell cases of beer. We went to a distributor to buy 2 six packs and they told us they only sold by the case. There's hunting everywhere! We learned later on that the property we were building on right in back was a popular place for hunters. In our backyard!
They aren't suppose to hunt in the Lake communities either but they do. My neighbor when we were renting there actually shot a buck in his backyard. This was a concern to us as we had young children. Also bear. They are ALL over. You cannot have bird feeders. We often had them right on the property. 2 small cubs walking with the mother in the road.
Milford is a beautiful area. We loved it. Good schools too, although the HS was 30 minutes away so if they missed the bus is quite a drive. I can go on and on but I hope this info helped.

Thanks for the info . I 'am hearing so many stories about the builders and the length of time on closing. Just want to be prepared.

It took us just about 12 months from start to finish. By this, I mean from the time we closed on our construction loan to the day we got the keys to the completed house. It was supposed to take 9 months, but one thing or another delayed it. However, I can truly say that the township did not cause any of the delay (Greene Township in Pike County). I have heard that Dingman Township can be a nightmare to build in. The inspectors are "difficult" to deal with.

I don't know anything about builders but about the area.....
Fire and EMS ARE volunteer. However, they can and do bill for services.
Yes, PA liquor laws are strange. You can buy cases of beer from beer distributors. Any other liquors have to be purchased at a "liquor" store. Anything less than a case can be purchased at any local bar/pizza parlor/mini-mart(If they carry beer). Being from Jersey, I found that odd as well.
Hunting is VERY BIG out here and there is A LOT of state game land. It is very RURAL and yes you will find wild animals such as bears and coyotes.
I agree Delaware Valley Schools are awesome and yes the schools can be far depending on what area of the district you live in.

Not to hijack this thread, but could you tell us who the builder is. My wife and I are looking to either buy or build in the Milford/Dingman area, and would like to know who to stay away from.

We had a house built in Dingman
Both my sis and i had homes built in Dingman township. My husband and I went with Ed Nikles...who was amazing but you pay for the luxury of not worries. There were screw ups but they fixed all of them with no questions asked. My sis when with Vannatta. Great guy but you have to stay on top of them to make sure you get what you want. But he worked with my sis a great deal. The EMS and Fire Dept are volunteer for the township but if you are out of towners you get billed for their services. What else...the township supervisers do go slow at the start of building but once you have your permits then it is completly up to the builder on the time to take to get the house finished. My sis house took 8 months from start to finish and ours took about the same. My sis just got her C of O last month. Our house was built4 years ago. Hope this helps

LRM Custom builders built my home, they are easy to work with and we have abeautiful, custom home at a reasonable price. They are with Wayne county builders assoc. My house is in Pike.
