There are a lot os homes in the Abington District under 200K. A lot....

Yes. The further out into the countryside you go. You'll have to venture out into Glenburn, LaPlume, Scott Township, Newton/Ransom, etc. generally to find decent homes under $200,000.

My Family lives in Quakenbush. There are homes in there, oakmont, floral park,.

Head to the neighborhoods near Glen OAk. That is a great neighborhood with homes from 180. Fo to cvollege park behind OLP. There are a lot. It is a soft market and you can bring down any price.

True. The housing market in Scranton/Wilkes-Barre is also VERY oversaturated right now. There are hundreds of homes on the market in Scranton alone (I won't infer that it has anything to do with the mayor, but I'm sure Dan, Ed, and others suspect it). I blame this on suburban housing developers being overly-zealous in their speculation, building too many new homes before the demand could catch up to purchase them. I can rattle off many local subdivisions that are still sitting half-empty, including Saddle Ridge in the Back Mountain, Mack Estates in Mt. Cobb, Quail Hill in Pittston Township, etc. There's a glut of homes in the $250,000+ range in our area along with a glut of homes in the under $125,000 range. Homes in the $125,000-$250,000 range exist here, but the market isn't nearly as saturated with them. Even as I type this 200 more $300,000 townhomes are under construction at Stauffer Pointe here in Pittston Township. Apparently developers are banking on more of an influx of NJ/NYC transplants into Scranton/Wilkes-Barre than originally intended.

This glut has led to a lot of "wiggle room" with selling prices. We've seen several members on this forum alone whining that they've had to jump through hoops to get people to look at their homes. A shrewd buyer can negotiate a great deal.

What about the Milford/Shohola area?? Delaware Valley Schools are excellent. Definitely not city...very rural...some lake communities and gated communities in Milford and only 2 lake communities that I know of in Shohola. Houses are nice...taxes affordable.

Well no luck here we have put in 5 offers on homes in the Clarks Summit area. I have examined the comps. Looking at the properties pos. and neg. and I just don't think I understand where the builders in the area are coming from. I have seen no newer homes in the area less than 311,000. I am not coming from NY or NJ so I don't think 400,000 for 2400 square ft. is valued correctly. I am a little frustrated but still hold on to hope that as time goes on someone will see the changes in the market. I just can't justify buying something for what someone thinks it is worth when I could not even turn around and sell the property for the same price. They can't sell it either so let it sit.

Well I am not sure where they are at. Have you looked at the MLS lately? I have been looking in this area since February and have only found one home that was worth the price that was being asked. It was a forclosure and there were 4 bids on the home, one of them was mine-within 4 days of the property being listed. Apparently the company that bought the property was looking for someone to finance with a particular lender ( I am sure to make some money from the financing-which I was not aware of) and unfortunately We lost the home. I bid on a home that I had never even seen but pictures on the MLS and the ones my agent took because I knew I could sell the home for the asking price (see I am not trying to make money just trying to over pay). I have looked at over 30 homes in the Scranton Area and I have not found anything that I feel is worth it other than the home I just mentioned.

Perhaps you should look in a new direction. Sciota, Saylorsburg, Brodheadsville.........all have great access to other towns. This is a hub.
From here you can travel to the Easton/Palmer Stores........even Phillipsburg, Pa \malls and Box stores. You can travel up to Dickson City, Scranton in less then one hour, and to Stroudsburg in about 20 minutes. But, within 5 min. is your grocery stores and local restaurants, a good vet or two and other nice things like a great big new library.
You have been looking a long time.........that usually means to try to adjust your location thoughts and try for another area.
I keep crossing my fingers for you..........I wish something would work out!!

Thanks Summering these sound like wonderful places to live thank you for the suggestion. Husband has job in Dunmore so he wants to be 15 to 20min from work. I know something will come up. On a lighter note. We visited the Commons while we were in Myrtle like you suggested. Fun, we spend some time at the new Barnes and Noble and movie theater. Hope to write some more positive note on housing soon for Northeast.

Hello everyone, this is my first post. We are from the Jersey shore area and are looking for a vacation/ retirement place. We dont want any like the poconos. I have been looking at Bradford, Sullivan, Lycoming counties. We dont mind rural because I like to shoot, hunt, and fish.I was thinking something with some land, near water. Any and all help would be great. Thanks in advance. Frank.
