Land I'm interested in failed perc test, what are my options
I'm very interested in this property, however it failed a perc test in 2007.
What are my options for the property if I wanted to buy? I'm very new to this process so be gentle.
Lot Description: Cleared; Inside
Road : Public
Water at Site: Community Well
Waste at Site: Septic Needed
Topography: Level
Builder: Any Builder
Miscellaneous: None
Utilities/Imprvmnts: Other - See Remarks
Special Information: No Survey
Community Amenities: None
Tax Benefits Program: None
Possession : Settlement
Financing : Cash; Conventional
Public Remarks: Lot 11 on Clover Lane in Sunset Hills: level building lot. Property failed perc test in December 07.

leech beds or containment system.........you may want to wait til august the hotest month and redo the perk test.............your absorbtion rate. it can be overcome but the epa rules and regs are gonna cost you a sweet penny.

I figured as much. I know nothing about this, so I want to keep my cost at a minimum. The lot is priced to sell, but I don't want to get in over my head.

december 07............**** man, get another done now december is the wettest month around. I still cant believe it was done in the middle of winter,nobody perks soil then.

All great advice. My father in law builds houses now and has to know someone who can test this lot for me before I spend the cash on the lot.
I'm going to look at it today. I wouldn't be building for a year until i move back here, so I have some time to get things squared away.

Why would anyone want to find away around the perk test when it will only cause trouble later? I would want my lot to pass in any month of the year or I wouldn't touch it. The guy selling the lot is waiting for someone who doesn't know any better to buy it. Don't.

A $50.00 bill should get it to perk !!!!! Poconosmama is right, sad to say !!! Thats
how the land around the Lake Winola, Falls area gets perked !!!
