With A Golf Course And A Nightclub, Plus Skiing Is Only About 15 Minutes Away In About 6 Different Directions.
Needless To Say I'll Be Gone By June, But I Wish You And All Those Who Stay A Very Happy New Year!

I'm sorry to hear that your piece of the American Dream turned into a nightmare in only 15 years.
The reason why the dues keep climbing like that is because of the defaulted/foreclosed homes. It looks like as of December 2007, your dues were around $960 annually.
As of five minutes ago, 37 listings in PCP are foreclosure resales. That's $35,520 that is either missing from the budget now or will be soon! I don't know if you want to know the next statistic...
From 02/28/07 through 02/29/08 there were 63 foreclosure resales in PCP...$60,480 GONE from the operating budget! That doesn't even put a candle to the amount of homeowners delinquent with their dues...figure around $120,000 total.
With 3,700 homes w/ permits in PCP, that would mean an increase of $30-40 annually just because of foreclosures and delinquencies.
This is the crux of my anti-PUD stance. Many homebuyers are never made aware of what a disaster PUD & Condo forms of home ownership can become.
rlinda, I am not a negative person. The going-ons in PCP just make my head spin around in circles. Since someone started this thread about making an investment decision, in PCP, I felt the need to opine and get the dues mess out in the open.
By the way, there were 81 foreclosures that sold 02/28/06 through 02/28/07 (that's 43% of the foreclosures in the entire Pocono Mountain School District, and, 113% of the foreclosure amount for all of Lackawanna County).

Hi All,
A Connecticut Yankee here.
I have a realtor in Monroe County sending me new listings EVERY DAY (this is March, 2008), and looks like half of A Pocono Country Place is up for sale. And at LOW prices.
My question is this:
Could the community turn around, by new buyers buying up all these foreclosures? Does anyone know WHO is buying up these $50-80K homes? Seems to me if responsible people are the ones buying them up, putting the money into restoring the places, then couldn't the community end up having an upswing, an upturn?
That is my hope but I am not willing to risk it based upon a wish or hope. If there was some way I could *know* then of course I would want to be a part of this. Many of the homes for sale have lots of appeal and potential. But the community (PCP) has such a tarnished image, I am not sure if it can ever turn itself around....
Any thoughts or comments?

Seems that most of the people buying up these homes are investors and they are renting out to Section 8. It is getting worse there every day and I do not see how this place could ever be turned around unless you kicked out 80% of the population!
Here's the latest for you to read about PCP and rest assured, this house is not what it looks to be. It had 3 apts in it, is in a slummy area and is built with fake stone work. Just another dump in a dump.

Why do you think there are so many houses for sale in there and why are they so cheap? Cuz NO ONE wants them that knows better! You move to PCP and buy a house and man, you are stuck! The slum of the Poconos will take you down.
Please, for your own well being and future, avoid this ghetto at all costs.
Oh one more thing- there were NO building codes in place when almost all of these houses were put up. They are built with the cheapest material, many short cuts taken, and are just plain not good houses.
Run, not walk, from PCP!!!!!!!!!!!!!

I believe in HOPE but........this is beyond hope.
I wouldn't risk any funds on one of these homes. What looks good is not!
No one will ever live well, where gun sounds enter the nightime hours.......
Where the homes are umkempt, and falling apart......
Where you can't go out of your home and feel safe......
Do you want your family, or anyones family to feel safe? Sure we do.....
If I were a realtor there is no way I would promote this area. At all cost, I'd ignor it.........Who is wanting to send a law abiding citizen there?
In fact I'd change my realtor if he even tried to lead me in that direction.

That's rather harsh...People's threshholds or perceptions differ on any subject. To some, Bev Hills is a slum...Maybe where you live in local yokel SC is a slum. The only loud music I'll hear is maybe a passing car. I know of many communities that are worse way worse than PCP but don't get the "talk". How about this? I've been in the Walmart in big time East Stroudsburg and have never ever felt "safe" day or night. I have been to the Walmart in Mount Pocono day and night and have never feared anything once. If you really want to know how bad or skanky anywhere is check out the local "Marts" of any kind whether it be Shoprite, Pathmark, Mr. Zees Kmart anything. Stop being a follower and stop listening to all the crap you hear or see. Maybe someone is saying the same thing about you

Cheap Houses in PCP
DUH...They're cheap so all the investors who have been lurking around PA for a half century or so can sell, resell, resell resell and so on. There are 4900 lots approx 3900 with homes in PCP...Big Place....So, let's do the math...if this is a big place and a small percentage of people get into scrapes, how many is that vs a town that has 1000 lots with a small percentage of trouble. I've learned from (stats) a town nearby on the way to Mt airy is way way worse than PCP. Do the math...its nothing more than common sense. PS If you want to get twice the house you'd get in sburg then dig up the common sense. You'll get a crap hole down there for twice the price if not more and still have more crime. Check out big stores.........have a nice day...rest your brain PSS. What we need to get into PCP is homeowners who are willing to get a home for a lower price instead of only investors buying them, patching them up and not giving a crap who they rent or sell it to.

Yes Maggie, I said SLUM and I stand by it. I lived there and I know a slum when I see it. Not being able to walk your dog in broad daylight and listening to the beat of rap music and having it shake your house windows, falling down houses, gangs, groups of kids not moving out of the middle of the road and daring you to hit them, shopping at Carriage square- geez- never felt very safe there! Kids on street corners trying to sell Pit Bull pups, kids pelting the deer with rocks and having no respect for the wild life, kids living in the streets while the parents are in NY, unkempt properties, need I say more?
I tell it as I saw and lived it. If I thought it was fixable, I would be the first one to say it but it is beyond repair. Your BOD, old, new, whatever, is useless and ridiculous.
PCP is broken. I don't believe there is any way to fix it. You can live there and be in denial and that is understandable but get out and look back objectively. You'll change your tune!

omg did we make a big mistake??
 i am hoping for the best. please someone give me some positive about pcp please!!!!! we just put a deposit on a home there, moving from staten island, new york and i am horrified in everything i am reading about this place. i wanted a place where i thought my grandson who is 3 can grow up in a safe and happy environment, and all i read about is drugs, gangs, gunshots, etc. too late for me to back out now (i signed a year lease with the option to buy) but i hope and pray that half these people are making things bigger than what they are! my family never lived in a ghetto atmosphere, and dont plan to start now. thing is, when we made the trip there, and looked around, i did not get the impression that everyone is stating. so please, if theres anything positive to say, please say it just to set my mind at ease..........

Two Monroe teens charged in pizza delivery robbery

10:32 AM EDT, April 17, 2008
Two Monroe County teens are facing robbery charges today in connection with an April 10 armed holdup of a pizza delivery driver in A Pocono Country Place development in Coolbaugh Township.
Charges were filed last night against Hakeem Joseph, 18, of Mount Pocono, and Darnell Moment, 17, of Tobyhanna, according to Pocono Mountain Regional Police Department.
According to police:
Joseph was taken into custody yesterday at 110 Center Ave. in Mount Pocono on charges he allegedly burglarized a home in A Pocono Country Place development with Moment, who already was being held in Monroe County Juvenile Detention Center on charges related to the burglary.
Through further investigation and an interview with Joseph, police said it was revealed the two allegedly robbed the pizza delivery driver with Joseph as the alleged gunman.
Moment is now being charged as an adult in connection with the armed robbery, police said.
Both are facing charges of robbery, conspiracy to commit robbery, assault, theft and receiving stolen property.
Charges were filed through District Judge Anthony Fleugel in Tobyhanna.
Joseph is awaiting arraignment in Monroe County Prison, according to a corrections officer.

to Jeterific..I wish you only the best with your "time" in PCP....I would certainly try to
get out of the lease at all costs though...If you can't, keep you head up, mind your own
business and make the best of it while you are there and while you are there look around
the area for other communities....there are many nice ones...Good Luck......
