Ashley, Sugar Notch, Warrior Run, and the other "coal patch towns" between Wilkes-Barre and Nanticoke truly have a lot of history and charm to them.  As I said in another reply, many of the homes here were built in the early-1900s, and many are now showing their age. If you're handy, then you can spend roughly $60,000 for a home in one of these communities and spend a bit of $$$ on new exterior siding, roofing, etc. to have a great, liveable home for around $100,000 altogether. Crime in these towns is minimal, with the exception of an occasional DUI, rowdy teenager with a paintball gun, domestic disturbance, etc. All three communities are surrounded by Hanover Township, which is a blend of older coal "patch villages" and newer housing developments, along with the rather massive Hanover Industrial Park, (where you could easily find employment within ten minutes of your front door). Ashley has a small downtown area, but it's TRULY seen "better days." Wilkes-Barre's downtown has really been bouncing back in the past couple of years, and I think that by 2010 or so, most who left in 2000 and return to visit would barely be able to recognize it. (Which is a good thing, trust me! LOL!)

I second what SWB said, I was helping one of my friends out in Sugar Notch the other day clearing out some donations from a house he was fixing up for the local habitat for humanity "re-store". Pretty neat area, you can find a very nice house in the area for CHEAP. after a few thousand in re-modeling, you can end up with a really nice place. they are both very quite "no drama" areas, basically no crime. There are quite a few vacant buildings in the area that if you inquire about, you might be able to get for REALLY CHEAP. You'll have to look up in the public record to find out the owners to many of these places. The place that I was helping to clean out was vacant for 37 years! and was being re-habilitated. My friend bought it for just $7,500! it is really coming along nicely. I have no doubt that it will easily be worth $75,000 when it's all fixed up and updated with modern features, plumbing, electrical and dry-wall, all of which he is planning on doing.
the Sugar-notch area has some real potential to become a VERY nice place! many houses in that area are starting to be renovated.

Some very interesting information.
I'm looking to leave NJ and am torn between the western US or NE PA, I love the west but I do have an attraction to 'gritty' old industrial cities and I do like the accessability of NYC from NE PA.
Ashley and the surrounding area look interesting, I think my one big concern would be flooding, is that a big issue in the area?

well it's pretty "high and dry" in that area, I am pretty sure it would take an epec style flood for there to be any issue there... we are talking a flood that's been like 40 feet higher than it's been in the past few thousand years...
Also, check out Nanticoke, Plymouth, Shickshinny & Glen Lyon if you like the south valley area. You might also find a nice place in a "patch" around there too, so don't discount those. It really is a very interesting area! it takes a special kind of optimist to find a real diamond in the rough in some of those towns, but they are there.
