Do I need a lawyer?
When purchasing a home here is an attorney required? Needed? Does anyone know of a good real estate attorney?

All you really need is an abstract company. I used Amerisearch, and was very happy with them. Ask for Gino.

You would be wise to get an attorney. A title company will not look out for your interest and once the deal is done, you are on your own. It is probably the wisest choice and one that will protect your interest. If you are interested in a really good one that stays on top of things and calls you back dm me. I am using him right now for a real estate sale - he is on top of everything and I have not even paid him yet.

You really should have an attorney. They look over the sales contract, the title search, the mortgage contract, etc. I just closed this spring on a place and had a wonderful attorney. DM me if you would like the name and phone number.

In PA, hardly anyone uses an attorney for a residential real estate closing unless it's a million dollar house or they are completely clueless about money and finances. It's not like NJ. However, if you don't mind spending the money, it doesn't hurt. It's just not required or the majority.

Just because it is not required it does not mean it is not recommended. People I know were told they did not need an attorney for a closing in PA. The contract was missing some important information and they had no recourse. Most of the time nothing goes wrong, but when it does at least you have an attorney that can handle it. The title company is only there for the closing not representation afterwards.

pa sales contracts i found interesting compared to new yorks...for one thing the standard off the shelf contract in pa seemed to protect both buyers and sellers pretty well, in fact if nothing is handwritten in compared to contracts here in new york where anything goes , you can pretty muich feel at ease that you wont get taken thru the contract..... someone once told me the pa contract wording is tightly controlled by the state in pa on the basic form.........
however thats not to say for your own extra protection a lawyer cant improve upon things or add things you may want to make things easier for you...
i would never do any real estate transaction here in new york without a lawyer but our pa home was a breeze just with the standard contract and no lawyer
