im not saying its not their own fault for buying these products or for taking on more debt then they can handle , im just saying that alot of these un-ethical mortgage brokers have found a new career ... just be on your guard

Again, it is noone elses fault but theirs. They should not buy something if they don't understand.

That is so true, however many people are not only not financially savvy, but belive that the 'professional' they are dealing with will be ethical and honest with them. Think about couple of 20 year olds from a lower or lower middle income family that never talked about finances buying their first house...

We understand that people should not buy things they dont understand but many people have relied on these brokers, bankers etc. for help and trusted them. Not all are as savvy as you!

Really? Where I am on the island the market is pretty saturated and the only jobs available are cleaning kennels for minimum wage.

Anyone know what a licensed vet tech gets in the area?

Just did a totally non scientific research project - checking all property transfers in Pike County that occurred between July 24, 2008 and present - however, the last time this program was updated was at the end of May 2008. It is only updated 3 or 4 times a year, so it's not up to the minute current.

That little disclaimer aside, there were 1,227 property transfers for property with a building on it (most of these will be homes, though a few could have something like just a garage or shed on it, but almost all of them probably involve a home.)

Of those 1,227 property transfers, about 115 show a bank of some sort, or HUD, or Fannie Mae, etc. as the owner.

Because of the way the program is set up, I can not find out which transfers were bank owned to begin with and are now owned by private citizens. That's unfortunate, because it would be very interesting to find out. There are probably other more robust programs out there than what we use, but I do not have access to them.
