Default Cost to build in NEPA?

My husband and I are thinking about building and have no idea what the going rates, prices etc. are. I'm assuming it varies quite a bit for land (we're in Clarks Summit/ AH district) and lots range from 45K-95K+ for the neighborhoods we'd consider.

That said - what would a builder charge us (approx.) for a 2500-3000 sq. ft house; 4bd 2.5bath? Nothing crazy over the top but hardwoods on both floors and a high end kitchen. 400K-ish? Thanks

It would certainly depend on the builder. New home construction falls anywhere between $90 - $150 per s.f.

If you are wanting items like hardwood floors and a high end kitchen, you will probably fall in about $125 per sf. But it's hard to say. A 3000 sf home through a mom and pop builder would be more affordable than one through a national builder, like Toll Bros.

We are considering a few different areas in the Abingtons (Waverly, S. Abington Twp.etc.) we've found 1/2acre lots that we like (cul de sac etc.) listed as low as $49K for land (but we've also seen quite a few closer to 95-100K so similar size and locations).

Our budget is 350K max so we really didn't think that was enough to build but if we can get land for 45K it seems like it might be possible with the right builder... When we are looking for homes in the 275-350K range there are alot of 4bd 2.5ba in the ABingtons on 1/2acre but they aren't our style on the inside at all...
