Well its only been open a few weeks, soooo no big effects yet, from what I hear on the news--very minor increase in patrons of local businesses around the entrance, thus far.

Hello MollyMe,
We are from Long Island and are looking at a development called Pocono Ranchlands in Bushkill to possibly build in, we have 2 children 5 and 10. The 10 yr. old is an above average student here in NY, is this community OK? I was told the schools were great here is that true?

Don't know much about the area you are looking in. Whatever advice you get here on the forum I am sure it will be good. Do yourself a favor, do your own homework. Come up at different times, talk to people in the neighborhood and local businesses. The more people that you talk to the better off you will be and chances are whereever you most you will not be disappointed.

Pocono Ranchlands is in Pike County, Lehman Township. The dues are $706 per year and includes road maintanence, (gravel roads), 2 pools, clubhouse, security,recreation.
There seems to be a house transfer fee of $661. There is central water in I think section 4 only. They also have stables, ski chalet, sledding hill, basketball & tennis courts. Not sure about taxes, though. Websit is poconoranchlands.com
