Depends what part of the development you live in. It is very big. One half is stroudsburg and the other e. strdbg. Stroudsbg is supposed to be the better school and of course there are private schools.

I'd wildly estimate that maybe 25% live there year around. Perhaps twice that are regularly present -- weekends, holidays, vacations, during the non-summer portion of the year. Summer is booming.

What price range/ style and size home are you looking for? New construction or preexisting home? Because there is both in BMLake.

We are looking to stay under $300K...I like colonials, although I have seen contemporarys that are pretty nice. Something with a loft and fireplace. We'd need to have at least 4bdr. I would like new although I know its more work and money to finish/landscape etc..so I am definitely open to an already "lived in" home! |

Check realtor.com and put in area code 18301 if you want Blue Mtn Lake.. It will pull up alot of them. I am selling one myself here in BML but it is over $300k ... It is in the 350k asking price range. I like it here, but I just moved not too long ago from Colorado( after 10 years there) and I figure if I came back to PA, I might as well move right to my home town with all of my family. It is 50- 1hr drive away. We are always there with our friends we grew up with. Now COlorado is awesome, but hard with no family.
I know there are some new homes going up in certain parts of BML. They start in the 300's but some have inventory they are selling for low 300's.( pretty big homes) Let me know if you want any info on these. Alot of people from NY / NJ moved here and commute. They take the Martz bus and or car pool.. The development just remodeled the club house and did pool renovations. They have security guards who always drive around and make sure things are up to par vs the gated community thing. There is a security station where they sit and watch incoming traffic. You need a special permit to use the ammenities and to even park near the ammenities. So I have never heard of any safety issues at all while being here. I do not know anything about the other developments spoken about .... I know there are some nice ones in Marshalls creek ( country club of the poconos( On a golf course) . It is gated and I think the school system is E strdsbg. I think taxes are a little higher due to it being on a golf course. Nice homes though. Country Club had some issues with people finding out they didn't own the land their homes were on......after doing landscape and during trying to sell. Be careful.
I wouldn't go to the busy 209 area. Traffic wise.......a nightmare. I'd take a realtors advice on developments. Also, being above Swiftwater will give you temps that are at least 10 degrees lower. Emerald lakes is quite beautiful, lots of full timers there. You might want to check into it. The lakes are stunning. You'd have your club......pool. Contemporary with lofts are common. It is in a higher elevation, but very nice. Personally with kids I'd move to Brodheadsville, because of the great Pleasant Valley Schools system. Large properties, and great pricing.....Colonials with lofts are common. What is also great is that it is south of Stroudsburg, and in a warmer low level area. For boating we go to Beltzville Lake.......for parks......Hickory Run State Park. |

I'd just come and check these places out for yourself. Until you see them, you can't tell. What one perceives as nice, another may not. It is really all a matter if you want to be around things or not. Sometimes having lots of land doesn't mean anything is even around.
You hear of things happening in neighborhood and some ARE isolated cases and they get a rap. WHile some are truly bad. Seems like you want a quiet neighborhood that is not just a vacation spot... Pick a few and come see things for yourself. I have read a lot of postings and do not necessarily agree with them. Alot of times the taxes are cheaper for a reason and so are the homes. Some areas are more desirable looking than others. Hope you find the place that is right for your family! Best of luck to you and really do your research,,,, That is your best bet,,, |

Thanks for all the advice and help..The plan is that we will rent for at least a few months/year or so anyway, to try and figure out where we want to live.
Anyone know nice rental apts/homes/townhouses, around that area?? I am curious to know what rents will be. Of course I've seen alot of vacation rentals, but I couldn't find anything else. I'd like to know if you have ideas on long-term(maybe a year) rentals?? |

We have been to Lake Naomi and liked it. Are there any other communities similar to Lake Naomi? How is Hemlock Farms or Masthope? Thanks. |
