Hi all,

I'd looked at some some communities in Pike County PA, but they're just too far for me to drive from NJ's metro area. I've owned a decent lot of land near Stroudsburg PA, for several years and am now considering building a mid-sized weekend home for now, but may use it as a retirement home when the time comes.

I'm considering 1-2 stories with a full excavated basement, and will need well and septic installed. There is an existing concrete septic tank (unused) which was on the lot for many years.

Please don't post if you're a builder, but do post if you are a homeowner who's built in the last 24 months.

Recommendations on:

1) stick versus modular ? Any personal experiences pro - and - con ?

2) Who puts up

2A) the best modulars in the Stroudburg / Saylorsburg / Wind Gap area ....

2B) the best stick "plan" homes (not necessarily custom plans) in the Stroudsburg / Saylorsburg / Wind Gap area...

..... and keeps to schedule ......... whom you've used for your construction and would gladly recommend (and which you'd use again) ?

3) are you currently in the middle of putting up a home that I can drive by to see ? (please PM me with the builder's name and the construction site's address if you don't mind.)

3) builders you'd avoid and why ? (please PM me only on these !)

4) a reputable, independent home inspector who serves the area and can check out the construction as it progresses ? I've heard enough mixed press about this issue to be very wary.

I'd appreciate your input on any of the above....
