When it comes to buying in Emerald Lake Estates; you should also figure in the traffic. When you are looking is probably a deceiving time. The development is on Long Pond Road and does get Pocono Race Track traffic (on race days). Also, starting in July, the new Kalahari water park, along side of Route 380, is supposed to start construction. That is eventually supposed to be 2000 rooms, 300,000 thousand foot indoor water park, large convention center and outdoor water park.

Possibly this will not be any problem for you? It all depends if you need to commute. It could play a roll if you need to get back to the city.

Anyway, good luck with your hunt. I hope that you find what you are looking for. I live about seven miles away and I used to have a friend that lived in that development – but that was many years ago.

What didn't you like? I thought the community center was very well kept, better than others I've seen. We thought the houses all gave a good appearance from the curb, in other communities, we noticed many run down dumps with unkempt yards, What did the people say that answered the door?

Default Emerald Lakes nice place to live

I check on many communities in the area and I picked Emerald Lakes. Major changes have occurred in management and making changes to the facilities Emerald Lakes is very close to Rte 80, 380 and Rte 940
they have 2 outdoor pools , beach areas on the lakes, indoor pool and clubhouse.

Homes in this development have take major hits like many of the communities, but where you saw many foreclosures but not they are occupied. Trying to build the image back - People do care about their development.

I have lived their over 5 years and are active in volunteering The development has 5 lakes

All they do in emerald is argue with board members who like raising dues. Go on their website and see for yourself. Pot Holes!! IMO any where but Emerald Lakes. Go north like someone suggested. John
