We are looking for a good, reliable, honest and decent priced contractor to finish the basement. The basement is about 600 SF.

Do you have anyone you had experience with and would recommend us?

The house is located in Indian Mountain Lake.

Thanks.

I'm trying to get a roof done (as riverside knows). It's tough to even get a call back. I thought contractors were starving?

I recommend Steve Weingartner with STS Contracting. He does work in PA and NJ. He was the GC for our roof, and he and his son rebuilt our deck and did some drywall work for us. He's very professional, fast, and a nice guy.

What work is needed? Electrical, plumbing, carpentry, sheet rock, etc. (All of the above?)

Roxxy, yes we did... well we sort of did but it is waiting for the title transfer.

scope of work:

Finish the unfinished basement with the following:
1. Divide the unfinished garage 30% and 70% with a sheetrock wall to create a storage area and a bedroom area.
2. provide sheet rock for walls and ceiling for the entire basement
3. provide 8 recessed light fixtures, circular down-right kind with wiring for 2 bedrooms and 1 family room.
3. provide 2 GFI for each bedroom and 4 GFI for the family room
4. provide flooring - ceramic stone finished tiles and related floor work/system, about 450 SF
5. provide a small, 5' in diameter, spiral staircase from 1st floor to the basement - provide reinforcement as needed.
5a. If not spiral, provide a staircase from 1st floor to the basement.

I can't help finding you a contractor, but i want to warn you about the water tables on the mountain. Most, if not everyone, i know that has a basement has had it flooded at one point in time. Make sure you have adequte sump pumps as well as backup sump pumps for when the power is out. You may want to add that to the scope, atleast an assessment of the sump system and any drains that may be installed.

My basement flooded about 2 years ago, i had what i thought was a good sump pump but the water was just coming in so fast it over powered it. I now have 2 sump pumps, i think one is a 1hp and the other 3/4hp. I have not had an issue with water since doing this.

Thank you pocopc... the basement does not seem to be flooded at all though... but I will ask the contractor about it and see how much it will cost to install one. but one question though... where is the water coming from... i mean if the basement will be flooded always, why finish it?
