My wife and I are selling our house and just got a HUD-1 from the title company that the buyers chose. We settle next week (gulp).

We're a little dubious about some of the fees and about the portion that we pay. For example:

Title services and lender's title insurance: The HUD-1 has us paying about $400 of the total $1125. Should this all be paid by the buyers? (They did choose this title company!)

Attorney's fee for deed preparation: Buyers pay $50 but we pay $125. Is this normal?

Release tracking fee: They pay $0, but we pay $70?

Grantors tax to clerk of the court: They pay nothing, but we pay $540. Normal?

Thanks a million to anyone who can lend some insight!

Is this a For Sale By Owner?

You paying part of the title insurance fee to the buyer's lender does not sound correct from our experience, but I could be mistaken.

No, it's not a FSBO. We have a well-regarded listing agent--but he's kind of nonchalant about a lot of things. Not real aggressive.

nonchalant means he doesn't know. otherwise he could explain it to you. I am newly licensed but I have no clue...I am still learning. Put this on the real estate heading and people will be able to tell you.

i never heard of release tracking fee. escrow fees look ok, as buyer pays for lenders policy, if applicable. the issue with the Grantor's tax should be in your contract.

That being said, if those are only fees, ones listed in OP don't seem outrageous at first glance. Never heard of seller paying for buyer's title insurance search or insurance, though.
