Do home sellers hate when buyers ask for Home Warranties? (real estate, foreclosure)

So oftentimes in a transaction, the buyer puts in an offer and they try and sneak in a $400 Home Warranty.

When I sold my house, I said no "If you want a warranty, you pay for it."
Obviously they could have said no, and the deal could have been blown.

So my question for this forum is what has your experience been? Did you sell a home and have a buyer ask for a home warranty?

I would never be turned off by a buyer requesting a home warranty, especially if my home was priced right and I got close to asking price. But then again, I've never sold a "newer home" so some buyers may feel some "security" in having a home warranty.

I find other requests more annoying and unreasonable (e.g., changing the color of a room or outside when it's "clean" and a neutral color). If you buy a home and you like to spice it up with color, do it after you've bought it.

When I sold my house, I paid for the warranty for the buyer. And when I bought a house, the seller paid for it for me. I don't see the big deal. Since VA has that "no disclosure" clause, the least you can do as a seller is offer to pay up for any "surprises" in the first year. Pay it forward!!

The seller paid for one when I bought my townhouse in 2006. I didn't ask, it was already in place and was used as a selling point. I've been renewing it each year and it has come in handy a few times. When the time comes for me to sell, I'll make sure it's renewed for the new owner.

I'll probably ask for one each time I look for a new house, to be honest. They aren't so expensive that they should be a deal-breaker on a home sale, in my opinion.

The last time I bought and sold a house was in 1994. At that time, providing a home warranty was the thing to do. The name of the game was moving your house as quickly as possible and offering the home warranty was a big selling point.

I probably would not have done in back in 2005 when it was a seller's market but in a normal market I would do it in a heartbeart. I think it's a great selling tool and cheap.

Whats this no disclosure clause thing? That sounds odd.

I guess it also depends on what price you get. If you are a seller and you are thrilled by the price you got, then who cares about the $400 warranty. But when you get lowballed AND they want you to "throw in" the home warranty, it can be painful.

Our real estate agent paid for our home warranty as a thank you. We bought a rehabbed foreclosure, though, and Fannie Mae wouldn't have considered it. If our agent didn't buy it, though, I don't know if I would have paid for it myself. I've heard that at least some of the warranty companies are very reluctant to pay for a covered repair. Have others had this experience?

I don't think asking for a home warranty is a big deal...and I can't imagine why it would be a deal breaker.

I sold a home and the agent paid for the home warranty. It was part of her deal in selling the house.

Everything is negotiable. If they want a warranty that costs $500 then they can pay $500 more for the house.
