I undestand your position - but the way you continually present it sounds Hwy 7 is the only way to get from Reston to Tysons. Those that live here know differently, but for those just moving to the area they need to know there is a quicker alternative. That is why my post indicated "budgeting" for tolls.

Yup, Reston, Potomac Falls and Vienna would probably be good options given your criteria. Have you looked at www.greatschools.net to get an idea of test scores, student/teacher ratios, etc? Also, www.crimereports.com could give you an idea of crime in specific neighorhoods.

There are townhouses in your price range in Lowes Island section of Potomac Falls (Sterling) and the elementary school, Lowes Island Elementary, is quite highly rated.

IMO, given your willingness to buy a TH and your price range, there's no reason to live out in Reston or Ashburn and add 20-25 minutes to the commute.

If you're willing to live in a townhouse (do you want new construction or is a well-kept 1970s model workable for you?) then you will be able to find plenty of houses -- even SFH's (although those will be fixer-uppers) -- in the Madison or Marshall zones for under 450k.

You will even get an odd townhouse in the George Mason (Falls Church City) or McLean zones if you're lucky.

Be sure to check the feeder elementary as well. None of them are terrible, they do range from good to excellent -- why not go with excellent all else being equal?

Thank you for your replies! All of your posts have been helpful. I am relieved to have a few specific areas to consider for houses/townhouses. I no longer feel overwhelmed.

I lived in Reston and worked in McLean for three years. I took the toll road every day. Some days traffic can be bad, but it was very manageable. I loved Reston -- it's very family oriented, with lots of trails, trees, etc. I moved to Tysons because I got a great deal on a short-sale, but still love Reston. Good luck with the move!

I would try South Riding off route 50 south of Dulles airport I have had friends who lived there in the past and they just love it there. They have a nice Golf course as well for the hubby. This area is really growing and housing prices are within your budget and schools are very nice as well, it would be worth you taking a look. Good luck!
