Hey everybody! My fiance and I were considering moving from MA to Purcellville. She would be set for a job, but one of my questions is what the home construction/ remodeling field is like in the area? Also, what is available for apartment rentals in or nearby town? And also... what is the town/ surrounding area like? Any input is much appreciated and welcomed! Thank you all!

Purcellville is small town, but one with restaurants, grocery stores, and antique stores. It's very close to the mountains, so there are some beautiful views. It's a beautiful, rural, area. Nearby are many wineries, cattle farms, sheep farms, and horses. People in the area are BIG on horses. You will see lots of pickup trucks and horse trailers.

Like most areas, there isn't a lot of new home construction going on, but there's always some. There are many people with some money, Loudoun county is the richest county in the US. So I think there's a fair amount of home remodeling going on.

I don't know about apartments in Purcellville, I don't recall seeing any apartment buildings there. But many people rent small homes in the country in and around Purcellville for very reasonable amounts. This is a rural area so there is a wide variety of houses, from quite small to huge.
Will your wife be working in Purcellville? Or near there? I live very close by, feel free to send me a private message.

Here's a photo tour that might give you an idea of what Purcellville (and nearby towns) look like. The photos mostly show the "downtown" section. There are also modern housing developments on the outskirts of town. I'm not sure how much remodeling work would be available since most of these homes are fairly new, but I tend to think there isn't a lot.

For what its worth, I spoke to my builder recently (who is based in Purcellville) and he said it's picking up *a little*...but it was basically dead there for a few years. He's building a couple of houses right now. I doubt the remodeling market is doing too well either but yes it's a wealthy area so there will always be folks with money.

There are some apartments in Purcellville, mostly north of business route 7. There are quite a few condos as well so potentially some rentals. It's a great town...can't recommend it more highly.

Here's City-Data's page on Purcellville http://www.city-data.com/city/Purcel...-Virginia.html Actually, I was surprised the average household income was that low. Purcellville and everything around it are pretty affluent.

If you're looking for apartments, you'd have much more selection in the Leesburg/Ashburn areas. Purcellville has very limited options. But, if you're looking to buy, you can really get good deals right now!

You'll also see that Purcellville is very much a "family" community -- minimal, practically non-existent, night life etc. You didn't mention your age but since it's just you and your fiancee, you might find it a bit too "kid oriented".

Good luck.

It's funny, we are both mid 20's yet very hard working "old souls" haha. It would be nice to get away from the club scene that is so big (and boring) in our area

My girlfriend will actually be training with a big event rider, which is the reasoning behind the move. We are very much into the whole farm/ equestrian outfit, I might even be looking for a job in that field if the opportunity is there for a change of pace from building- it is such second nature to me now. I feel much better knowing that this area seems to be based around agriculture more than anything else... is that a good assumption to make???

You are on the fringes of agriculture, and suburban areas in Western Loudoun -- so it's sort of the best of both worlds. You are also very close to hunt country through Middleburg, Warrenton, The Plains, etc., with many riding events in the area. The equine medical center is in Leesburg.

Charles Town, WV is also not far, and that's where there is horse racing, so there many elements to training if you were to get involved in the same general industry. There are farms in Loudoun and Faquier, and across the border into West Virginia -- all within a reasonable distance of Purcellville.

Well..... yes and no. This is not Iowa or even the Delmarva Peninsula. There are still farms here, and lots of horse-related businesses. Western Loudoun is definitely rural, but I wouldn't say it's based around agriculture more than anything else. More hobby farms and small family businesses, than large serious agricultural endeavors.

Oh, that's wonderful about the event rider! You may want to look into Berryville in Clarke County, also. There are a lot of small houses for rent and you'd be right in the thick of horses/agriculture.

As bmwguydc said, Purcellville is becoming a mixed-use area -- definitely a suburban feel yet surrounded by old farms. Unfortunately, a lot of those farms were chopped into 5-10ish acre "farmettes" with McMansions on them -- the Hunt Country wannabes. Many of them wouldn't know a horse from an alpaca and, heaven forbid, they should actually smell an animal.

Clarke and Frederick County to the west of Loudoun are both still heavily agricultural/equestrian and the cost of living in both are lower than Loudoun. Clarke still has lots of "old money" estates but not the McMansions. Clarke, particularly, is fighting like crazy to prevent tract developments. They are out of the Washington mind-set.

Check out The Chronicle of the Horse, published in Middleburg, for all kinds of info about VA horses The Chronicle of the Horse

Good luck . . . we need more young, "old souls" . . . I call it maturity!
